There are no distinguishing physical features to the site. The site’s vehicle access is from Cameron Road.
The site is located to the north of Cambridge in a predominantly residential area with excellent access to the Cambridge Science Park, Cambridge City centre, Cambridge North railway station and the A14 and hence the regional road network.
Planning

A planning application has been submitted on the adjoining Ship ph showing how it can operate without its former carpark and how best to minimise its effect on any potential residential development on it.
A positive pre app has been undertaken and we are expecting the Cambridge City Councils formal response soon. An internal note from Carter Jonas planning team will be in the dataroom together with an original indicative plan and amended one following the pre app.The Cambridge City Council Pre App advice will be added as soon as it is available
Following the pre app a number of slight amendments to a potential scheme have been incorporated and an indicative set of plans have been prepared. The revised scheme comprises:
• 3no 3 bedroom houses each 1,001 sq ft
• 2no 2 bedroom houses each 812 sq ft
• 1no 2 bedroom flat 707 sq ft
• 3no 1 bedroom flats each 538 sq ft

Commercial terms

The owners are ideally seeking unconditional offers with completion by 27th September 2021.
If a Subject to Planning approach is adopted, a number of key points will be required:
• The initial contract period will be for between 12-18 months.
• An automatic extension for a further 12 months if a planning application or planning appeal decision is outstanding will be allowed for.
• All costs involved in the planning application to be borne by the Successful Bidder.
• All reports should either be commissioned in the joint names of the Successful Bidder and the Owner or the Owners will be granted full rights to use the reports if the developers do not acquire the site.
• The Successful Bidder will be under an obligation to submit a planning application within 6 months of entering the conditional contract.
• The Successful Bidder will have the right to submit multiple planning applications.
• The Successful Bidder will pay Carter Jonas £5,000 + VAT on entering into the conditional contract (this payment will not be deducted from the ultimate sale price).
