House For Sale £1,150,000
Haresfield, Stonehouse, Gloucestershire GL10

Description
Holly House is situated on the western edge of the small village of Haresfield, in the South Cotswolds, about 4 miles to the north of Stroud. Within Haresfield itself there is a parish church, a pub and an excellent village school. It lies at the foot of the Cotswold escarpment, which forms an impressive wooded backdrop, in an area designated as being of outstanding natural beauty.

Holly House is a handsome family house built, we believe, in 1869 of Stonehouse red brick with a contrasting Cotswold stone bay window and lintels, under a slate roof. The accommodation, which is arranged over two floors, is particularly well proportioned, with the majority of rooms being dual aspect and with high ceilings, giving it a lovely light and airy feel. In all it extends to just over 2,600 sq. Ft. Of living space. On the ground floor, the impressive hall provides a welcoming entrance to the house and there are 2 reception rooms, a study, utility/boot room and a cloakroom. The kitchen is fitted with a custom-made range of floor and wall mounted cupboards, with Corian work surfaces and incorporates a range style cooker, integrated dishwasher, fridge and a breakfast bar. On the first floor, there is a generous landing, 5 double bedrooms, most of which have built in wardrobes and views towards the church or over the surrounding countryside, an en-suite and separate family bathroom.

Outside, the house is approached via a gravel drive leads through a metal 5 bar gate to a parking area alongside the house and then on to the Coach House. The Coach House is a substantial two-storey building, which offers tremendous potential for other uses, if required, subject to obtaining the relevant planning consents. The building is in need of renovation and currently comprises the old stables and a garage on the ground floor, with two interconnecting rooms above and two lean to stores at the rear. The front garden is laid to lawn, with pretty flower and rose borders abutting the front of the house, and a mature evergreen Holly hedge providing privacy from the road into the village. To the south of the house is a terrace of York flagstones, sheltered by a hedge and a tall redbrick wall, and with direct access to the kitchen, provides an ideal place for outside entertaining. The rear garden is also laid to lawn with herbaceous borders and contains Damson and Victoria plum trees, as well as a pretty Liquid Amber and Golden Indian Bean trees.. There is a range of three useful outbuildings in this part of the garden and a bin store attached to the rear of the house. A wall separates the rear garden from the large paddock, which lies behind the Coach House.
