House For Sale £305,000
Craigmore Road, Rothesay, Isle Of Bute PA20

Description
Description
St Clair is a detached late Victorian villa of substantial stone construction with white painted façade under a slated roof. The front apartments offer spectacular uninterrupted views over the Firth of Clyde.

The house brims with natural light from its many windows. Retained period features preserve the traditional Victorian feel and are complimented by a simple décor.

Storm doors and the inner front door open onto the hallway with the sweeping curved staircase and stunning storey-high window serving as its backdrop. Four doors lead from the hallway to the ground floor accommodation. One leads to the formal lounge with bay windows giving views over the front gardens to the sea, the open plan formal dining room, and through to the separate kitchen with Belfast sink and pantry, to the utility area, the storage room housing the boiler and the door leading to the attached outbuilding, courtyard and rear garden. From the entrance hallway, doors also lead to the morning room with windows to the front garden, to the home office with door to the rear courtyard and to the family bathroom with over bath shower and under stair storage cupboard.

The staircase, which retains its original wrought iron newel posts and wooden banister, leads to the upper hallway. There are four bedrooms. Bedrooms 1 and 3 have windows to the rear. Bedroom 2, currently used as an informal sitting room, has windows to the front and a fireplace with gas fire. Bedroom 4 is the master bedroom offering stunning seascapes and starscapes from its bay windows. Also on the first floor are the family shower and a large storage cupboard.

Outbuildings
Attached are the original stables, open to the south, and a small storage room. Detached is a timber garden shed.

Gardens
Via white painted stone piers, the private driveway leads to a rear courtyard with ample parking and turning. The generous front garden has a level lawn encircled by flower beds and shrubberies. The rear gardens are reached by two steps from the courtyard and comprise a level area with pond, raised vegetable beds, established gunnera manicata, trees and shrubs and a bank with established trees and bushes accessed by a flight of steps. The gardens are bounded by exposed stone walls on three side and an exposed natural rockface to the rear.
Situation
St Clair is situated on the shore road in an area known locally as Craigmore on the eastern side of the Isle of Bute. From this vantage point, St Clair commands uninterrupted views across the Firth of Clyde towards the Ayrshire coast and the Isles of Greater and Lesser Cumbrae.

The seascape is enlivened by the coming and going of ferries, cargo boats plying between the ports of the River Clyde and the world, the Waverley paddle steamer, private yachts, fishing boats, schools of porpoise and seals.

Rothesay has thriving shopping, leisure and educational facilities. Caledonian MacBrayne operates a frequent ferry service to Wemyss Bay, which has direct rail links to Glasgow. A second ferry service runs from Rhubodach on the north of the island to Colintraive giving access to Argyll and the West Highlands.

The two nearest airports are Glasgow and Prestwick, which are approximately 40 and 50 minutes’ drive respectively from Wemyss Bay.

Leisure
The island has three golf courses. Rothesay has an 18 hole course with outstanding views of the Firth of Clyde and Arran, Kingarth has a 9 hole links course and Port Bannatyne has a 13 hole course which is unique in Scotland. Bute is an area of significant natural beauty, with many opportunities for coastal and hill walking, including the West Island Way, mountain biking and kayaking. The island has its own grass airstrip for light aircraft and microlights.

Sailing
The Kyles of Bute are synonymous with sailing in Scotland. Marinas, chandlery services and sheltered moorings are available in Rothesay and Port Bannatyne.
Travel Directions
From Glasgow, travel west on the M8 to Greenock, then continue on the A78 to Wemyss Bay, take the Caledonian MacBrayne ferry to Rothesay (35 minutes).
