House For Sale £1,000,000
Elmcroft, Bath, Somerset BA1

Description
Built in 1896, number 2 Elmcroft is a Victorian townhouse that sits in the centre of a terrace of three similar properties in the heart of Larkhall. At the front, there's a walled driveway - shared with next door - with allocated parking for at least 2 cars.

Inside, in the hallway, engineered timber flooring leads to the two rooms on this floor: The study and the living room. The study has triple windows (all windows were replaced in 2016), a decorative fireplace and built-in storage. The living room has a fireplace with a woodburner and large windows and a glass door that opens onto a wrought iron staircase with steps down to the garden terrace. There are lovely views over the generous garden and to the hills beyond.

The kitchen/dining room is on the lower ground floor; cantilever glass doors form the whole width of the rear, opening onto a courtyard, connecting to the outside, extending the living space further and allowing light to flood in. There's underfloor heating below the large grey floor tiles, and a deep blue central island unit with marble worktop houses a double porcelain sink and plenty of storage. Further storage, worktops and the hob/oven run along the wall and there's room for an American-style fridge/freezer. As well as the dining space, there's a cosy snug, utility and WC.

Up to the first floor, there's a shower room on the half landing, a bedroom with fitted wardrobes and windows to the front and the principal bedroom with ensuite and views over the garden. The second floor has a study on the half landing, two further bedrooms and a family bathroom.

The biggest, and most welcome, surprise of this property is its very generous garden. A central lawn is framed either side with curved flower beds and a few small trees that soften the garden's straight lines and at first, it looks to be a standard sized space with boundary either side and at the width of the house. But walk down a few steps from the terrace, following the stepping stones along the lawn, and the garden opens up to a much wider space with room for a playground area as well as a trampoline, greenhouse, shed and large stone storehouse. There are more trees and flower borders here too, and a great 'plot' for a vegetable patch.

A gate at the rear boundary fence opens onto more greenery - Lambridge Open Space, a public green (from here, there's a path back to St Saviour's Road, so the garden can be accessed without going through the house).

Larkhall village is just 1.2 miles from the centre of Bath and has a thriving community. The 'high street' has a great selection of shops - a delicatessen, supermarket, book store, pharmacy and more - plus two pubs and a cafe. There's also a local theatre and community hall. Nearby Alice Park is a popular place for locals with a playpark, tennis courts and cafe. Larkhall is well placed for commuters with easy access to the M4 and Bath Spa station. There are good pre and primary schools locally, in addition to an excellent selection of both independent and state schools in Bath and the surrounding areas.
