The Architect

Sir Roger Walters (1917-2010) was noted for his role in a number of major post-war building projects in London, including the Thames Barrier and the redevelopment of Covent Garden. He was also involved in numerous housing developments, including the Palace Road Estate in Tulse Hill, south London, and Brentford Dock Marina. During his time as Chief Architect of the Greater London Council, he developed a more low-key style in contrast to the trend for high-rise building solutions of the 1970s. He also pioneered the use of public consultation in architecture.

The Building

Perronet House was built for Southwark Council in the mid-20th-century. It was one of the last comprehensive redevelopments at Elephant and Castle, which had begun a decade earlier with the construction of the roundabout and subways in 1958, as well as the country’s first fully enclosed shopping centre by Boissevain & Osmond in 1965. The first residents moved into Perronet House in May 1970 and the following year it was commended in the government’s national Good Design in Housing Awards for its “boldness and conviction”.

The Tour

The apartment is constructed in a scissor design, wherein two apartments intersect one another; this allows for dual aspect views unobstructed by external corridors. Configured on the eighth and tenth floors, the home has east-facing living space on the tenth floor to allow morning sunshine into the space, and west-facing sleeping quarters on the eighth floor for dramatic London sunsets, with a reciprocal configuration in the intersecting apartment.

A set of stairs descends from the entrance hall to to a further hallway, where there is a shower room and separate wc, and ample storage space in the form of a large in-built cupboard and a bookshelf. A further set of stairs leads to the eighth-floor section of the apartment, where there are two double bedrooms, each with full-width west-facing windows, taking in further London landmarks including The House of Parliament and BT Tower.

Outdoor Space

There is a timber-decked, carefully planted balcony, which is solely for the use of the residents of the ten apartments on the tenth-floor. It has been lovingly maintained and has far-reaching views across the London skyline.

The Area

Elephant & Castle has seen significant development in recent years and has a growing restaurant scene including a new outpost of much-loved Theo’s Pizzeria, recently opened wine bar Diogenes the Dog and restaurant Louie Louie. Freshly re-landscaped Burgess Park, Mercato Metropolitano on Newington Causeway, East Street Market, Borough Market and the River Thames are all within easy walking distance. The Imperial War Museum in the charming open space of Geraldine Mary Harmsworth Park, The Old Vic Theatre, the Young Vic Theatre, the South Bank and Tate Modern are also close at hand.

Perronet House is directly across the road from both Elephant and Castle Underground station (Northern and Bakerloo Lines) and the Overground station which runs to south London and Kent. The area is also exceptionally well served by buses, cycle lanes and superhighways.
