Land For Sale £1,975,000
Broadfordbridge Road, Pulborough, West Sussex RH20

Description
This attractive period farmhouse (originally a Sussex style “hall house”), listed as being of mid 17th century build with earlier materials and which has been substantially enlarged and refurbished with ceilings raised and floors lowered to provide an excellent family home of considerable character.

It used to be a cattle farm and the homestead of 300 acres. A site of significant heritage and noted historic relevance.

The property is set well within mature gardens and wooded area beyond. The property benefits from a detached single-story cottage providing useful ancillary accommodation (au-pair, granny flat, staff cottage, home office) which has been refurbished in recent years including bespoke plantation shutters to provide a successful holiday let benefitting from its own entrance and parking.

The large Dutch barn offers potential for a variety of uses and plans have been obtained by the current owners to re-style it as a games area or “party barn”.

From the stunning timber entrance porch with saddle hooks, an oak front door opens on to the spacious galleried reception hall with chandelier and candle lighting fixtures, exposed original timber beams, and a stunning oak staircase. The brick and large flagstone flooring include a feature slab of Jurassic fossilised shells.

Throughout the property there is a wealth of oak joinery including oak doors with one door being significantly older that the house itself. The dining room has a flagstone floor and drawing/sitting room features exposed wall and ceiling beams and fireplaces with a particularly fine inglenook fireplace with old Bessemer beam and canopy plus recess from the original bread oven.

The principal study has a range of built-in library style oak bookshelves. The kitchen has recently been opened up to adjoin the playroom as the main hub of the house for modern living and has an extensive range of hand built oak units with oak and granite work surfaces, an oil-fired Aga with adjacent electric Aga companion and integrated fridge-freezer, dishwasher, and granite kitchen island. There are oak double doors to the garden and lovely low windows to the courtyard.

Beyond the kitchen is a triple aspect playroom with wooden floors which recently had a third large window added to give a panoramic view over the garden and paddocks. There is also a set of French doors out on to a decking area with views to the paddocks and another out to the pool area. There are further handmade oak cupboards and a low-level wine cooler.

The second study (also used as an art studio) has two long windows, a character vertical beam and painted brickwork walls.

The utility room has Oak built in laundry/pantry style cupboard units, an integrated fridge, airing/linen cupboard, pressurised mega flow/boiler and sink with Dutch dryer. Stone flagstones and a stable door lead to the garden.

On the first floor there is a spacious principal suite comprising bedroom with beautiful easterly rural views over the paddocks and a Juliet balcony and recently installed bespoke fitted wardrobes on both sides of the room (plus extensive under eaves storage with lighting through an oak low-level door). The ensuite bathroom which overlooks the stunning ancient garden Oak tree has Jack & Jill basins with Oak storage cupboards beneath marble tops, bath and double size shower. Plus, a walk in dressing room with built in double wardrobes, full room width dressing table and drawers – all bespoke in Oak.

There are four further bedrooms all beamed (two with original diamond windows), plus a family bathroom overlooking the garden. The two bedrooms at the end of the landing have a separate door which can close them off to the rest of the house. This is because one of those bedrooms has recently been converted from a guest wing ensuite with original dark wood herring bone flooring and it still has the basin with lovely tiling surround. The plumbing remains if the new owners wish to return it to an ensuite (bath & separate walk-in shower).
Garden and grounds

From the lane with 3 blossom trees and two mature oaks out the front, a double five-bar gate opens on to a forecourt to the front of the property providing ample parking for three cars and a further two garaged. A flagstone pathway bordered by mini hedges enclosing flowerbeds leads to the entrance porch and extends to one side through a wrought iron gate to the gardens. This runs under a side porch with another wrought iron gate leading into the pool area.

The heated outdoor pool 36’ x 18’ (which has its own filter room area in the barn) is hidden away from the premises entrances by a wall and is surrounded by stone paving and currently fenced, but the fencing could easily be removed. There is an octagonal summer house by the pool and space for table & chair next to a brick built in BBQ with beautiful mature roses up the barn side of pinks and whites.

To the paddock side of the barn is an orchard comprising eating apple, cooking apple, plum and pear trees plus one cherry tree. These provide much fruit in the autumn. Further around the corner are mature rose bushes and a small greenhouse.

Around the other side of the garden by the kitchen French doors is an ornamental pond with water Irises. The utility room has a stable style oak door leading out to this area too.

The tennis court is tarmac surface and has been resurfaced in the last five years. There are pretty silver birch trees alongside it and daffodils and bluebells around it in the spring. There is another red eating apple tree in the garden and a couple of easy to maintain flower beds in the garden which have a rotation of flowers year-round.

There are two outside electricity plugs in the garden which are useful for garden entertaining.

Lying to the west of the house is a secluded area of garden laid to lawn with shrub and flower borders and enclosed by establish hedging which can be accessed by an oak stable style door from between the dining room and sitting room.

The land comprises three paddocks bordered by fencing and mature bushes, two enclosed by post and rail fencing each with a field shelter. A sand school 40mx20m. A small holding area and a compost shelter. There is hard standing, a horse trough and horse box/lorry parking (and the concrete base for temporary stabling, cricket net etc). The second double gated entrance is near the sand school. Another five-bar gate from there leads through to the outside of the barn stables where there is a mounting block. There are various outside water taps.
