Location

Ablington is a tiny hamlet of picturesque, largely thatched cottages, nestling in the Avon Valley and forming part of the parish of Figheldean. The parish has a 12th Century church, an active village hall and a nursery school. It is surrounded by some of the most beautiful countryside in this part of southern England, with the wide open spaces of Salisbury Plain to the north and the pretty river valleys to the south. It offers excellent walking, riding and cycling and the wider area is renowned for its fishing on the River Avon and outlying chalk streams.

The market town of Amesbury, the oldest continuous settlement in England, is approximately 3.5 miles south and offers a wide range of facilities, such as three primary schools and a secondary school. It has a collection of independent shops, pubs and restaurants, as well as supermarkets.

The beautiful Cathedral city of Salisbury, approximately 12 miles south of Ablington, also offers a wide selection of shops, restaurants, arts and recreational facilities. Trains from Salisbury to London Waterloo have a journey time of approximately 90 minutes. Racing is available at Salisbury Racecourse and Wincanton and golf at South Wilts Golf Club and High Post. This area is renowned for its fishing on the River Avon, Test and outlying chalk streams.

The A303 provides quick access to the south west and London, via the M3.

There is a wide selection of both state and private schools in the area, including Dauntseys, Marlborough, Salisbury Cathedral School, Chafyn Grove and Godolphin, as well as Bishop Wordsworth and South Wilts Grammar Schools in Salisbury.

Description

A delightful 16th Century timber-framed, thatched cottage. Backing onto the village-owned Ablington Wood, surrounded by pretty walled gardens. The entrance is to one side of the cottage, via an arch of honeysuckle in the yew hedging and brick and flint wall, that runs along the front boundary of the garden. A curved brick path, between beds of lavender, leads to a door under a charming thatched porch.

The hall, with a stone tiled floor, has a small scullery area to one end, with a butlers sink and a deep cupboard housing the washing machine. This end of the hall also offers access to the family bathroom and, in turn, a traditional beamed dining room, with a fireplace housing a woodburner and French doors onto the garden. Through a rear hall is the dual-aspect principal bedroom, with fitted wardrobes and an en suite shower room. At the opposite end, the hall takes you through to a boot room and a traditional cottage kitchen, with a stable door opening, via a thatched porch, onto the rear courtyard. It has bespoke wooden cupboards and hardwood worktops in addition to a central island with a marble inset chopping slab. Integrated appliances include a dishwasher and a freezer. There is an inglenook for housing a range cooker/aga. The double-height sitting room is a particular feature of the cottage, having a triple aspect overlooking the garden and the raised pond area. This room benefits from French doors onto the terrace and a limestone floor.

Stairs lead from the dining room to the first floor, with 2 bedrooms into the eaves and a study area. There is also an 'attic' storage room on this level.

The cottage sits adjacent to the quiet village lane, with flower borders, iron railings and a brick and flint wall offering privacy and seclusion. The garden wraps around the cottage on three sides. Behind the house there is a raised deck with a slate-roofed gazebo overlooking the pond and, beyond that, a paved terrace. There is also an attractive sheltered seating area under a wisteria-covered pergola. Outbuildings, including a double-glazed greenhouse, a shed and a woodstore border the kitchen garden, with raised vegetable and herb beds alongside fruit trees, such as cherry and apple. Areas of lawn, interspersed with deep herbaceous borders of peonies, euphorbia, foxgloves, alliums, roses and wild strawberries, provide a picturesque back-drop to the cottage.

The drive is to one side of the property and offers access from the road, via a double five-bar gate, to parking in front of the timber-framed double garage/workroom. This building also houses a secure integral store room and a boiler room. The current owners have added electric garage doors for convenience. Steps up behind lead to a useful loft room above the garages, with services available to enable the creation of an office, gym or annexe, subject to the relevant permissions.
