Sellers note i've loved living in this house and on this street for 30 years or so. The house has high ceilings and lovely proportions. The big living-dining room gets natural light from two directions and has a working fireplace with marble surround. There are still some years lots of original feature – a working fireplace, imperfectly wavy glass in the (draughtproofed) Victorian sash frames, wooden floorboards, high skirting boards, cupboards in recesses, coloured glass above the front door, ceiling mouldings and roses, polished wooden banister rail and so forth. I haven't changed much, other than decoratively, except for updating the kitchen which now opens directly onto the garden. The marine-ply kitchen was made by a carpenter friend some years ago, and the room is large enough not only to eat in, but also to cook in while friends sit and chat. Overall, the house is spacious, comfortable and a bit quirky with loads of potential to create even more living space. Much of the house has been repainted in the past year or so. I hope it feels welcoming.
There are two bathrooms, both deliberately retro. The smaller one is presumably the original bathroom and the larger one, with a very big bath and a shower, was installed by the 'giant' who lived here before my time. The room has an original Victorian door with coloured glass panels and a vintage pedestal sink.
The three bedrooms upstairs are quiet and calm. The big front bedroom gets lots of sunlight, and the back two overlook lots of trees and greenery. There's potential to extend into the attic space from the landing outside the top bedroom, as neighbours with the same house layout have done.
The basement is very big – the same footprint as the ground floors. It's not tanked, but is dry enough for books, papers and human lungs, and has natural light from a window. I use the largest room as a studio and more latterly as a study/office. There's no need to clear away for meals or guests. Another room houses the washing machine and a big laundry sink. It's great not to have the washing machine in the kitchen. An external door opens to a small shed and stairs going up to the garden. The back part of the cellar (which has a low ceiling) contains the floor-standing boiler, which is old, but has never caused me any problems. I use this room for storage and drying. I've been more than happy with the existing arrangements, but the basement probably has potential to be developed into a very large kitchen-diner.
The garden is a green haven, which very much came into its own during the pandemic. Thick greenery from neighbouring fig, beech and ivy adds privacy. I've planted a combination of garden plants, British natives and some more unusual species from the South London Botanical Institute plant sales, to encourage pollinators and birds. The oval 'lawn' contains wild flowers and ground cover plants as well as grass for the same reason. Sandstone paving gives areas for seating, table and firepit and means the garden can be used all year.
Buses to Brixton, Mitcham, Tooting, Clapham Common, Crystal Palace, Sloan Square and Marble Arch run from the end of the street, and to different areas of south London and into London from 7 minutes away. Brixton and Clapham (and their shops, bars and tubes) are within easy walking distance, and you can also walk to Clapham Common, Tooting Common and Brockwell Park.
This is a great street to live on, very diverse and friendly - a real mix of households. We have a community email for sharing information and news. In non-Covid years, our annual street party brings together residents of all ages and dietary persuasions to chat, dance and play together, and there's been a good sense of community support throughout the pandemic.
So why am I moving if I love it here so much? Quite simply, it's too much space for one person …. Hopefully I won't move very far. If you enjoy it here half as much as I have, you'll be very happy.
