House For Sale £735,000
Wynndale Road, London E18

Description
An enviably appointed and perfectly placed three bedroom Edwardian mid-terrace, sat on a leafy no through road in the heart of Woodford. You have a wealth of lovingly preserved original features throughout, a breathtakingly sumptuous rear garden and plenty of potential to expand in the future.

Flawlessly finished throughout and with the substantial room sizes of the period, this is already the ideal family home with a wealth of sociable space, but with the loft space so far untouched you have sufficient scope to meet all your future needs, potentially adding your own whole new storey (subject to the usual permissions).

If you lived here…

You'll be luxuriating in over 1200 square feet of living space and a home that immediately impresses the second you step into the bright hallway. Lovingly restored vintage timber flooring runs underfoot and a pair of double internal doors on your right welcome you to the twenty six foot long through lounge. The original timber flows seamlessly in along with the floods of natural light from the classic Edwardian box bay window to the front and an original sash window framing leafy green garden views to the rear.

Your kitchen/diner is just as generous, the kitchen area neatly segmented by a timber-topped breakfast bar and home to a handsome suite of cream fitted cabinets and large Belfast sink. The dining space is full of light thanks to a double French doors and glazed surround bringing the outside in. And the outside is spectacular – a large patio gives way to an immaculately landscaped lawn, flanked by thriving beds and ending in a raised deck with summerhouse, all overseen by mature greenery.

Back inside and your master bedroom is a welcoming 220 square feet, with pale cream walls and carpet illuminated by another box bay window and secondary sash. There's a vintage fireplace with fitted floor to ceiling period wardrobes either side. Bedrooms two and three are no less impressive, both doubles of around 110 square feet apiece, cosily carpeted and with fine views of that fabulous garden. Finally your family bathroom is a vintage masterpiece, with a freestanding clawfoot tub and separate shower cubicle.

A word from the owners... "I have lived in this road for 20 years and will be sad to leave. My kids have grown up here, going to Churchfields school, which is just a short walk over the bridge. When they were old enough it was lovely to be able to let them walk to school on their own, secure in the knowledge that once i'd seen them across the road there were no roads to cross. As the road is a cul-de-sac our children always felt safe to play out with their friends. They had water pistol fights in the Summer, Snowball fights in the Winter and Wynndale is famous for it's Halloween celebrations. The neighbours really are a lovely bunch. We have an active WhatsApp group, where we exchange useful information about issues affecting the road, recommendations for tradespeople and organise social activities. During lockdown we had a socially distanced D Day celebration party. The nicest compliment people pay me about my house is that it has a lovely feel. It is flooded with natural light, even on the gloomiest days. In the morning I like to sit with my cuppa in the sunny breakfast room with the French doors open, looking out at my garden, listening to the birds. We're not over-looked and there are many trees around - hence the birdsong. Another favourite space is my light and airy bedroom, with wall to wall windows.

It's really big so plenty of space to do my yoga! I love the fact that the station is a ten minute walk through Elmhurst Gardens, which is great for kids and dog walking. I hope whoever buys my house will be as happy here as I have been."
