House For Sale £725,000
Brookfield Avenue, London E17

Description
A beautiful rosy red brick fronted three bedroom Victorian terrace, enviably sat at the edge of Walthamstow Village. On a quiet turning and with period charm perfectly complemented by a simple modern aesthetic, this is a warm and welcoming family home ready to be lived in and loved by new people.

You're moments from the Village here, with its picturesque and peaceful streets, splendid pubs and super independent shops. Thirteen minutes on foot and you're exploring Epping Forest, with row boats available to hire on Hollow Ponds. Wherever you wander, you might easily forget you're within half an hour of Central London.

If you lived here…

You'll step into your hallway and turn left into your double reception. It's a bright space of over 275 square foot, with a large bay window to the front and exposed original boards underfoot. Built-in shelving and cupboards sit in alcoves and there's cornicing to the ceiling. To the rear you'll find your 115 square foot kitchen, with country style units, twin windows, and red tiling underfoot. Step out from here into your charming garden, with a neat lawn bookended by paving areas.

Back through to your hallway, you'll walk upstairs to find your three bedrooms and bathroom. Your first bedroom overlooks the garden and offers around 100 square foot of space, with soft carpet underfoot. Next is your bathroom, part tiled in metro white. There's a modern white suite, vanity sink, and rainfall shower over the tub. Also overlooking the garden, bedroom two is over 100 square foot, with bespoke wardrobe to one alcove. Your main bedroom gives you a generous 190 square foot to relax in. There's a bay window here too plus secondary sash, for maximum natural light.

It's a pleasant fourteen minute stroll through the Village to Walthamstow Central, where you can jump on a Victoria Line train to Kings Cross or an Overground to Liverpool Street, both journeys taking around a quarter of an hour. Keep going to the high street and you'll find everything from the famous street market to big supermarkets and the Walthamstow Mall. Or head the other way to Wood Street with its wonderful indoor market, just six minutes from you on foot.

What else?

- There's lots of great schools nearby, with such as Walthamstow School for Girls, Barclay Primary and Whitefield among those rated 'Outstanding' by Ofsted.
- Your new local is The Nag's Head, a brilliantly eccentric pub with possibly the best beer garden in town.
- You're just around the corner from Arte e Pasta, sister restaurant of Wanstead's beloved Bombetta, serving sumptuous sharing plates under artworks curated by Wood Street Walls.

A word from the owner....

"This has been a family home for 19 years, where I watched my daughter grow, cook in the kitchen, play with a hose in the garden and proudly bring her friends round for a sleep reminds me of family. Old Victorian houses are just built for the test of time, warm and cosy in the winter with a nice fire and cool and airy in the summer. Breakfasts in the garden, watching the bamboo sway in a summer breeze with tropical bananas! We have always felt secure and nurtured in 'our street'. The schools are all local and the travel links good. Shops have grown in the locality. I miss my home, however move on hoping a family will love it was much as us."
