Location

The Fishery is located approximately 0.5 of a mile to the South West of the settlement of Light Oaks and approximately 1.5 miles to the North of the settlement of Werrington. The City Centre of Stoke-on-Trent is approximately 4 miles to the South West.

Directions

From our Derby Street offices take the A53 out of the town (signposted Stoke-on-Trent). Passing through Longsdon and Endon. Upon entering Stockton Brook just prior to the petrol station turn left onto the A5009 Baddeley Green Lane. Continue along for approximately 0.75 of a mile and turn left onto Bagnall Road. Continue for approximately 0.70 of a mile and then turn right onto Jack Haye Lane. Proceed along the lane for approximately 0.50 of a mile and the entrance gateway is on the left hand side as identified by our ‘For Sale’ board.

Viewings

The Fishery may be viewed during daylight hours whilst in possession of the sales particulars and which will constitute the authority to view. Please ensure that all gates are left as found and latched or tied correctly.

Purchased by the current owners in the early 1990’s, over the proceeding years the lake was excavated for the purposes of creating a fishery and the wooded areas planted. It was operated as a Private Angling Club and stocked with a mixture of coarse fish inclusive of Carp (Common and Crucian), Tench, Roach and Rudd. It is understood that it was last fished by the Private Club in circa 2011 and on inspection it is evident that many of the fish from this time are still present.
From Jack Haye Lane the Fishery enjoys a right of way from the roadside gateway across the corner of the grassland field to a further gateway as shown on the attached plan by the yellow colored route. Once through the Fishery Gateway there is an area of hard standing for parking. From here paths lead off in a northernly and easterly direction and there is a circular route around the lake.
The lake extends to approximately 1.55 acres of water, with an island at its centre and surrounding it there are approximately 20 to 30 fishing pegs.
In the North Westerly corner there are two stock ponds and along the southern boundary there are a further four stock ponds used for the growing of young fish.

Wayleaves, Easements And Rights Of Way Etc.

The Fishery has the benefit of a right of way over the access route as shaded yellow on the attached plan.

There are no public footpaths through the property.

The Fishery is sold subject to and with the benefit of all existing rights including rights of way whether public or private, light, drainage, water electricity supply and all other rights, obligations and easements, quasi-easements and all wayleaves or covenants whether referred to in these particulars or not.
