Description
Detailed Description

Dream home! 'This has been our greatest interior design work ever and we cannot wait to showcase our home to East Ham buyers', state the homeowners for this beautifully decorated Victorian, double-bayed, mid-terraced house, situated in the heart of the Central Park Estate. If you love character properties, then you will fall for this splendid home. Call us today to arrange a viewing and be prepared to be stunned!
The owner of this house is a property investment company. The company executive is also the director of ARQ Homes. His name is Abdul Qadir and he has almost twenty years of experience in selling local Victorian homes to local residents in the area. He has put his substantial knowledge of character properties in the area to sympathetically restore and modernise the property to his personal high standard. His eye for detail is seen throughout the house, with every room, presented is pristine order.
The finer details have not been neglected by Abdul, the home now has an impressive frontage which gives the home that all important 'Kerb appeal' and a prominent presence on the street.
Feel free to have a browse through our photography, however the images do not do the property justice. This property can only be truly appreciated from the inside.
Key features of the house:
As you walk into a 'Hotel-esque' entrance hallway you will immediately realise that the layout is unique compared with the similar Victorian properties within the Central Park catchment. The centrally located staircase winds through a double-landing, this being clearly different and with its bespoke décor, especially the light grey twist carpet runner with tapered black edge, it is an elegant feature of this house. The first-floor landing divides into two parts, one section has high-ceilings and the total space area is larger and wider than the average for such properties. The bathroom has been tastefully enhanced to include a three-piece bathroom suite with tiling to suit the vintage themed home. Both ground floor receptions and the upstairs bedrooms are all spacious inside, there are no single rooms here! Abdul has ensured that all the original fireplaces were preserved. The kitchen-diner has a modern twist, with all newly installed charcoal coloured, soft-closing units, that are aligned with a neutral 'Bianco white' quartz worktop. The cooker hob and hood are nevertheless intricately integrated within the original chimney breast, to stay in line with the historic ambience of this home.
This home is like a wonderful trip down memory lane, where even the memorabilia from the previous owners has been restored who had lived there for 70 years.
What are you waiting for? Give us a call! We are just as excited as Abdul, to have people look at his design ideas and to hear their thoughts on them.

Perfectly Located on the historically renowned High St South, which runs parallel to the local Central Park. In the late 2020 and 2021 so far, there has been an upsurge of buying activity in this area, perhaps due to the rejuvenation and regeneration of the wider catchment, in recent times. It is now considered as a prime property location for house-hunters.
In additional to the property features, we think this home ticks the usual 'Buyers box-list' for these reasons:

Ideal Location: Situated in an easily accessible part of the Central Park Estate, East Ham. Local buses run to Upton Park, East Ham and Stratford Stations. You can see your bus stop from the property.

Shopping: High St North is the main regional shopping centre. The shops begin minutes' walk away. Green Street offers perhaps one of the most vibrant shopping experiences in London. Westfields and Galleons Reach are just a bus ride away.

Road network: There is also good access to Barking Road which takes you the North Circular A406 and M11. High St South takes you to the A13, where if you drive in a south/western direction, you can easily reach the City Airport and Docklands. If you drive east, you can enjoy lovely days out Canvey Island or Southend Pleasure Beach.

Schools: There are plenty of primary schools within proximity. However, over recent years the demand for properties in this area has increased in this area due to the success of Brampton Manor Secondary School, which is currently the pride of Newham. Just research the school on the internet for the recent press reports on the number of local children that have gone on to study at some of the best universities in the country.
(Disclaimer: Subject to school availability for space for your child).. Abdul himself went to Hartley Primary School and Langdon Secondary School, both platforms for education which he recommends' and to be fair, we don't think he's turned out too badly, has he?

Local Parks: Is there a better park in the London Borough of Newham than Central Park? Upon writing, Zippo circus has been and left where it had drawn in local crowds with international performers. They entertain annually. Traditionally this park is where the council events take place such as a Lord Mayor show and the Newham Orchestra performance where the closing fireworks display makes it a real community party evening. The local fair last week has just been a success too!
A jogging heaven, also famous for its bowling green, tennis courts and café. It is also very dog friendly.

Cyclists: The Greenway is just off High St South. Abdul the Director of ARQ Homes, who is keen cyclist, has commented that a bike ride from the East Ham part of the Greenway to Stratford High St, Olympic Park, West Ham utd, London Stadium, takes about 20 minutes. He has done the ride with his daughter (at a comfortable pace).

Additional Landmark: East Ham Leisure is within walking distance.
Red Lion gastropub is a few doors down and regarded as the trendiest place for the locals to meet, especially renowned for its outdoor dining and drinks.

Rental Income:
ARQ Homes would estimate a rental in the region of £24,000 per annum, as a single household rental.
ARQ Homes are ARLA and NAEA accredited. We offer a comprehensive Lettings, Management and Rent Guarantee Service. If you are considering a 'Buy to Let' purchase, our lettings team will be delighted to give you advice including guidance on Newham's Landlord Licensing Scheme.
Note: ARQ Homes always quote a conservative figure for rental, however you could increase your rental as multi occupancy; this would be subject to Newham council licensing approval.

Sellers Situation: The property is being sold chain- free. Integrated appliances will stay.
The property is part furnished too, so is ready to move into. Items may remain subject to offer.

ARQ Homes do not charge buyers any fees for assisting them to the purchase the property. Our service to buyer is for free.
