Four Bedroom Detached Property For Sale In Upper Boddington

Grays Cottage is a gorgeous, four-bedroom stone property with a wonderful secluded garden, situated in the popular village of Upper Boddington.

This character property (with original parts dating back to the early 18th century) is surprisingly spacious and immaculately presented. You will discover a fabulous blend of original features and some subtle modifications, such as the stunning kitchen/dining room which provide a charming and exceptionally comfortable place to live.

According to the current owners, Grays Cottage really comes into its own in both the summer and winter months:

''In summer the exceptionally private garden is perfect for outdoor living - we always look forward to the first BBQ of the year and with the kitchen leading straight onto the patio it's so easy to eat outside at short notice''.

The garden gets a lot of sun, but also has a lovely cool, shady area to sit in from late afternoon.

In the winter the opposite is true and the sitting room with the log burning stove is where everyone wants to be - we will particularly miss Christmas here - it's so pretty''.

You enter Grays Cottage into a very light and welcoming hallway where you will be immediately struck by the charm that this property exudes - with exposed beams, a traditional gas stove and a restored antique pine floor that leads through to the sitting room.

Lovers of period properties will immediately fall in love with the gorgeous sitting room, with windows to the front and rear providing plenty of natural light and the stunning inglenook fireplace that houses the multi fuel stove is the focal point of the room.

The aforementioned kitchen/diner is absolutely stunning, with an Aga as the centre piece complemented by a range of fitted units and granite work surfaces. Windows to the front and side provide a fabulous outlook over the delightful rear garden, whilst the stable door opens directly onto the patio.

You will also discover a very handy utility cupboard that currently houses the washing machine.

The ground floor living space is completed by virtue of the light and spacious dining room, that at various times has been utilised as a playroom, music room, family room, formal dining room and more recently (due to the Covid lockdown) as a home office. This is clearly a very versatile and adaptable space and will provide you with numerous options depending on your particular needs.

The stairs lead from the hallway and take you to the first floor where you will discover four bedrooms and a smaller room that is currently used as a study but would equally work as a nursery if needed.

The main bedroom is particularly charming, being situated at the rear of the property with views over the garden and benefiting from a discreet walk-in shower area and fitted wardrobes.

Bedrooms two and three are comfortable size double bedrooms and both beautifully presented whilst bedroom four is a very cute single.

The family bathroom provides a four-piece suite with WC, hand basin, panelled bath and separate shower cubicle.

Whilst you cannot fail to love the inside of Grays Cottage, you will be equally enamoured with the outside space.

The garden has been fantastically cared for and maintained and looks fabulous at this time of year, with an abundance of roses that adorn the external walls of the cottage and a variety of other plants and shrubs that frame the patio area.

Grays Cottage also benefits from a garage with a driveway in front, providing sufficient space to park two cars side by side.

Whilst the above has provided a clear insight in to all that Grays Cottage has to offer, I am sure you will be keen to learn a little about living in the village of Upper Boddington and who better to provide an insight than the current owners, who have lived at the property for over eighteen years:

''In our time here our family has grown, from a 10-month-old baby when we moved, to another daughter a few years later, and more recently the longed-for dog. Our girls have benefitted hugely from growing up in such a beautiful area. It's a vibrant and friendly village with a great community spirit (never more apparent than during the lockdowns, where neighbours really looked out for and helped one another).

It's been a fantastic place to live with lots to do for all ages. For kids the park is a real draw with its new play equipment and bike trails, and with the sailing club at Boddington reservoir, horse riding, clay-pigeon shooting, and tennis locally, there's no shortage of things to do. The village hall has lots of activities too, from ballet and exercise classes, badminton, Friday Cafe, film club and community post office.

There's a wealth of green space locally, with truly stunning walks straight from the front door including the Millennium Way long distance footpath (recently featured in The Times) and fantastic country pubs (including two in the village)

As we are moving completely out of the area, we will hugely miss popping into Leamington Spa and Warwick, or over to Stratford Upon Avon. The Cotswolds and Oxford are both within a 45-minute drive and London and Birmingham are less than an hour on the train from Banbury. Most of all though, we will miss the lovely friends we have made here.''

So there you have it, a fabulous property in a great village location. If schools are an important factor for you, then you are spoilt for choice:

There are nursery schools and kindergartens in the neighbouring villages of Byfield and Chipping Warden both just five minutes' drive away. Upper Boddington has its own long established pre-school and Primary School, whilst there is also an excellent Catholic Primary School in Aston-Le-Walls.

There are secondary schools in Middleton Cheney (with free school bus to and from the village) and Southam and a host of Independent Schools such as Princethorpe College, Warwick School, Rugby School and Bloxham School all within a 30 minute drive.

To fully appreciate all that Grays Cottage and Upper Boddington has to offer, please call the friendly team at Campbells to book your viewing slot.
