House For Sale £1,295,000
Denman Road, Peckham Rye SE15

Description
Immaculately-presented house with three double bedrooms and a west-facing garden (with a twist of south) of nearly 70 feet, complete with outdoor kitchen and electricity. Welcome features are everywhere and include herringbone flooring (downstairs), sash windows, stripped doors, high-end kitchen and bathroom fittings, and a working period fireplace and windows shutters in the reception. There's potential to extend downstairs and up, as many in the street have done.

The street is the most delightful 'Lyndhurst toast-rack' one; once a show street (demonstrating different architectural styles of homes), it’s quiet, tree-lined and within easy reach of Peckham Rye Station (Fare Zone 2) - walk here in just seven minutes. Bellenden Road and The Villa Nursery are also close. Permit parking is available on the street for residents.

A neat front garden sets the house back from the street. In the front door and your bright through-reception is on your left. The front room is over 11 feet each way and the rear one’s over 11 feet by over 10 feet.

At the foot of the hall you have an under stairs cupboard to your right then the double-aspect kitchen/diner is ahead. This has beautiful fitted deVOL units in a navy hue. A big Butler sink rests under a pretty window to garden views.

Up the stairs and from the half-landing you’ve got your bathroom, with on-trend monochrome-styling, to your left. Both (free-standing) bath and independent shower here impress.

At the rear of the house is the first double bedroom - of over 11 feet by over 9 feet, with garden views.

From the landing proper the second double bedroom is on your right and is over 11 feet by over 10 feet. Soft carpet to the floor here.

The master bedroom concludes the tour - it’s over 15 feet by over 11 feet, with a pair of sash windows and custom-made alcove closets too.

Schools are excellent in this area: Local families use The Villa Nursery from 2 years (which also has a Pre-Prep. School to age 7), and Lyndhurst, The Belham and Bellenden Primary Schools, plus the Dulwich independent schools - which are just a short drive away.

Green space? Warwick Gardens is your closest, followed by Lettsom Gardens and Peckham Rye Park and Common. Ruskin, Burgess and Brunswick Parks aren’t far either.

Bellenden Road is a short stroll for eateries and independent shops (not a chain in sight). We love Review for books, Ganapati (for the best Keralan food you’ll find outside of Kerala), Artusi, The Begging Bowl and The General Store.

Choumert Road is also close for Petitou cafe, Miss Tapas and The Montpelier pub. Rye Lane is also seriously local for handy high street shops, fruit and veg stalls, The Bussey and Market Buildings, Peckham Levels (and their respective rooftop bars).

Peckham’s already a hot spot, and there’s even more to come: Peckham Rye Station, for example, is undergoing substantial refurbishment and improvement, as is the area immediately surrounding it. The Peckham Coal Line (a cool linear park between SE15’s two stations) is also one to watch.
