Why you'll like it:
The brainchild of eminent 19th Century architect Charles Busby; the houses of Brunswick Town are Grade I & II Listed and are integral to Brighton and Hove's unique identity as a cosmopolitan city of style and taste. Built as a 'mini-town', Busby hoped to replicate the distinguished Nash developments in London, but with the added beauty of a coastal landscape. The architectural style of these buildings is awe-inspiring, and the residents of Brunswick have ensured its conservation over the last two centuries.
Many of these regal homes have since been converted into luxury apartments such as this one, but they continue to command the same air of grandeur – particularly when they have been renovated to such exacting standards as this.
The curved facades of Brunswick Place create an avenue of homes meeting the northern side of the square. From the street, you can see the sea sparkling beyond the green of the communal gardens and Hove Lawns, and the entrance feels grand with glossy black railings and steps leading up through the pilastered entrance. Once inside, the scale and beauty of the building becomes apparent, and the communal ways are clearly well-maintained.

Entrance Hall:
From the moment you enter the apartment, it is clear the current owners have a refined eye for colour and modern design while also maintaining a respect for period interiors. The entrance hall is a wide and welcoming space to come home to with soft grey carpet underfoot and a subtle Farrow & Ball palette on the walls which continues into many of the principal rooms. Natural light streams in from the west via original leaded transom windows, and the ceiling is gloriously high, adding to the sense of space.

Living room:
Following the natural curve of the building, the westerly wall of the living room forms a bowed edge with three sash windows looking out over the attractive architecture opposite but also down to the sea in the south. These have been dressed in dark Shutterly Fabulous plantation shutters which allow for privacy, while also allowing a warm, westerly light to filter through during the mid to late afternoon. Many classic period features have been retained, including window panelling, deep skirtings, cornicing and picture rails, and the grand fireplace is in keeping. Traditional style cabinetry has been built for additional storage, yet the décor is fresh and modern in White Tie to complement all styles of furnishing. There is ample space in here for relaxation and family time, and being open to the kitchen and dining room, it is the ideal entertaining space too.

Kitchen dining room:
Solid oak chevron flooring visually separates the kitchen from the living room, as do the walls and features which have been painted in All White. Running along three walls, the Nolte German design kitchen is streamlined with handle free, touch open cabinetry and oak lined, soft-close drawers. Beautifully designed, the Miele appliances have been seamlessly integrated to include two dishwashers, two 60/40 fridge freezers, dual ovens, refuse drawers, a pull-out larder and a Bora extractor fan within the induction hob. Slim-line Dekton worktops offer both a hardwearing and stylish food preparation space and are lit from below using concealed lighting. The industrial ceiling lights and pendants above the dining table offer remote control mood lighting options, and there is an InSinkErator, boiling water tap and a water softening system, so every element of this kitchen has been designed with both form and function in mind.

The principal bedroom suite:
Another impressive space, this room shares the same sunny aspect and proportions as the living room next door. As a double-fronted property, this room also sits within the curved frontage of the building, with three further shuttered sash windows facing west. For a city location, it is incredibly peaceful as you are elevated both on the hill and within the building itself. Again, many period features have been retained and restored, including a spectacular fireplace – although it is for decoration only. Traditional style wardrobes have been built around the chimney breast while book shelves have been built-in below each window, and even with a king size bed and several pieces of freestanding bedroom furniture, the floor space is not compromised in the slightest. Adjoining, the Scandi-style en suite has large-scale brick wall tiles in white with black grout. This monochrome palette continues with fittings picked out in matt-black to include a heated towel rail, and there is underfloor heating below oak-effect floor tiles.

Bedroom two and family bathroom:
Sitting central to the apartment but with an easterly aspect, bedroom two is a generous double room with a high ceiling and a wealth of built-in storage. It is currently being used as a comfortable home office and guest bedroom, so it could have any number of uses depending on need. Again, it has plenty of original period detail and the same neutral-contemporary palette found elsewhere.
Next door, the main bathroom has again been inspired by Scandi-Danish design and has underfloor heating below oak-effect ceramic floor tiles. As a larger room, it has a double-width walk in shower, and the WC is usefully separate.

Bedrooms Three and Four:
As a split-level apartment, steps lead to an upper landing to the rear of the building where there are two deep cupboards; one is a utility room with space for two stacked machines, and the other is an airing cupboard and drying room – both of which are hugely useful in apartment living.
Bedrooms three and four are peacefully positioned away from the main living spaces, and while they are both fine size doubles, this makes them the ideal rooms for children or as home offices. Both have soft, deep-pile carpet underfoot, shuttered sashes and built-in wardrobes, and their outlook is either over the neighbouring gardens and trees, or looking out over the rooftops nearby below big, open skies.

Agent's thoughts:
This is a breath-takingly beautiful property where style, space and light have been considered at every turn. The original features have been blended perfectly with modern interior design and the entire flat is uniquely spacious. With such a hugely sought-after location for both families and professionals alike, we do not expect this property to sit on the market for long.

Owner's secret
"This is a wonderful building with lovely neighbours who all really care about the historic integrity of the house and ensure it is managed really well. We moved here in 2013 and immediately fell in love with the energy of Brunswick Town as there is so much to enjoy nearby and it is an amazing place for raising a family with excellent schools, parks and the beach on your doorstep. It has been a labour of love to renovate the space, but we are so happy with the results as it has been a joy breathing new life into such a beautiful building. While it will be a wrench to leave, we have decided move to a house for a change of lifestyle, but we don't want to leave the area at all. It is going to be hard to find something which ticks this many boxes."
