House For Sale £750,000
Handsworth Avenue, London E4

Description
A grand, spacious and elegant 1930's semi-detached house, set substantially back from your peaceful, tree-lined street in the heart of Highams Park. You have a generous front patio as well as driveway, plus a lush garden to the rear. Inside you have the large proportions and high ceilings of the period.

With that colossal loft space so far untouched, there's also plenty of potential to develop this impressive property still further as your needs change over the years, as some of your neighbours have done (subject to the usual permissions).

If you lived here

You'll be stretching out in over 1110 square foot of living space, and nowhere are the generous proportions more in evidence than in your dual aspect, thirty foot long lounge/diner. In here you have a glorious ebony mantelpiece and vintage tiled hearth, floods of light from the bay window to the front and patio doors to the rear and more than enough space to host even the most demanding of gatherings.

Step outside to explore your sixty foot long rear garden. Artfully landscaped, a large patio perfect for al fresco dining is lent plenty of colour by a scattering of pots, venture further to follow the winding path bisecting your pristine length of lawn, flanked by thriving beds and timber fencing for privacy. It all ends in a second patio, barely overlooked, home to a handy shed and overseen by mature trees.

Back inside and your kitchen's another substantial space; over eighteen feet long with a large skylight overhead and smoky grey floor tiling underfoot. A generous suite of pale pine cabinets run down either side of the space, while multicoloured pastel splashbacks sit opposite characterful canary yellow walls and you've a constellation of recessed spotlights overhead. There's also an extra wide range oven beneath a bespoke extractor fan.

Back out into the hallway, and there's a welcome wealth of storage under the charming timber staircase. Head upstairs, past some lovely stained glass, for the first of your three bedrooms. The stately 180 square foot master bedroom has that huge hallmark bay window framing leafy street views and richly restored original timber floorboards underfoot. Walls are finished in soft dove grey, and you have a huge suite of floor to ceiling storage.

Next door, bedroom two's another huge double, over 150 square feet with oversized windows framing green garden views and tranquil pastel yellow walls. Soft carpet lies underfoot. Bedroom three sits to the front and is a generous single, ideal for a child and currently in use as a home office. Finally, your bathroom is resplendent in glossy royal blue tiling, with a timber tub surround and vintage fittings including a classic pedestal sink.

Outside, and you have Highams Park itself (known locally as The Highams Park) less than five minutes' walk away. Ideal for morning jogs, afternoon picnics and evening strolls, this treasured open green space is home to Highams Park Lake, created at the turn of the century by legendary landscape gardener Humphry Repton. He's further immortalised by Humphry's Cafe and the lake itself was more recently made famous by Blue Peter. With playgrounds and the River Ching too, this is a great spot to have on your doorstep.

What else?

- Highams Park overground station is less than a half mile on foot and will get you straight to Liverpool Street in twenty three minutes. Alternatively, Walthamstow Central is just two stops and five minutes away for a quick hop to the Victoria line.
- Local schools are plentiful and quality, with sixteen primary/secondaries less than a half mile away on foot, all rated 'Good' or 'Outstanding' by Ofsted.
- As noted you have a substantial front driveway and drivers can be on the North Circular in a mere five minutes.

A word from the owner....

"I have lived in Handsworth Avenue for almost 16 years and have been very happy here. My neighbours (both sides and two doors along) are the best you could wish for and will be missed. If I could take them with me, I would! Transport links are fantastic as I can get into the City or West End in about 30 minutes. There are several really good restaurants in Highams Park and nearby Chingford Mount and I can heartily recommend 'No 1, The Avenue' for their excellent Indian cuisine. Highams Park lake is just a few minutes walk away and Epping Forest is easy to get to, great for summer walks and exploring, and I love being able to cycle down to the canal at
Ponders End Lock from which I can follow the River Lee out to Waltham Abbey and Broxbourne Rowing Club in one direction, or in towards Tottenham Lock and further into the centre in the other direction."
