The site measures approximately 0.6 acre (0.24 hectares) and was last used by an accident repair centre, comprising a single storey building to the front of the site (with some outbuildings), with hardstanding to the rear, side and partial front.

The land rises away from Nottingham Road, but the site itself is relatively flat. Where not formed by the building or open access points, the site is bound by a brick wall to the two sides and a metal fence to the rear. The east and west of the site is bound by Cemetery Road and Mount Street with Nottingham Road to the north and existing residential housing to the south.

Access will be taken from Cemetery Road to the east. The site lies within Flood Zone 1, but the Environment Agency mapping indicates that there are some areas of surface water flooding risk within the site. A Flood Risk Assessment has therefore been undertaken.
</br>
The site contains no environmental or historical designations. The site is within proximity of two Conservation Areas and several Listed Buildings, but none of these are immediately adjacent to the site.
