For sale is this plot of approximately 3 acres, which includes a 4 bedroomed farmhouse. The plot is being sold as potential development land following discussions between the vendor and skdc by means of a pre-planning app. Whilst positive indications for development of between 6-10 units have been made, it should be noted that the site does not currently have planning permission.

This site comprises a large plot of approximately 3 acres, which is mainly laid to grass and paddock, but on which is also sited a substantial (not Listed) 4 bedroomed farmhouse.
Adjacent this site and available separately (subject to not having been sold prior) is an additional paddock of approximately 2 acres.
Planning
Whilst it should be noted that the land does not currently have planning consent, our client has entered into negotiations with South Kesteven District Council by means of submission of a pre planning app which was validated 1st September 2020.
This pre planning application was for the erection of 2 units on the site.
The response from skdc, by letter dated 25th February 2021 under reference S20/1345 notes that the site borders onto the conservation area, but does not fall within it.
It also notes that the 'proposed plots would appear to be large in comparison to the vast majority of residential development in Morton and therefore not in keeping with the existing pattern of development.'
It goes on to say that 'The development of a 1.2ha site to accommodate just 2 plots is not considered to be an efficient use of land', and in their conclusion, skdc say that the scheme applied for 'would be likely to be recommended for refusal as it would not be in accordance with the nppf or the sk Local Plan due to inappropriate scale, layout and inefficient use of the land'.
What is however encouraging within the conclusion made by skdc, is that 'a scheme for between 6-10 dwellings, may be more acceptable in principle'.
