House For Sale £1,400,000
St. Hildas Road, London SW13

Description
This immaculate three-bedroom house is centrally positioned on a handsome Victorian terrace, on St Hilda’s Road in Barnes. It has a private walled garden, which is a quiet and contemporary haven, and was sympathetically extended in 2017 to a design by drdh Architects. They introduced a considered, minimalist kitchen that chimes with the Kettle’s Yard-inspired interiors of the house, which are executed in a neutral palette of white, wood and exposed raw materials. St Hilda’s Road is within a few minutes walk of the Thames Towpath, as well as the green expanses of the London Wetland Centre, and Barnes’ locally loved cafes and boutiques.

The Tour

St Hilda’s Road is a quiet no-through road. This house forms part of a white painted terrace, its period façade belying the contemporary interiors within. A sensitive approach has been taken to restoring and interpreting spaces throughout the house, which is filled with light and has a palpable sense of calm. The entrance hall deftly combines original ceiling roses and cornicing with new architectural lines; to the right are a pair of elegant reception rooms that are flooded with south-facing light care of the bay window. Beautiful, pale waxed floorboards run underfoot and new bespoke storage has been introduced, including a standing desk to the rear, finished in the same white tones as the new shutters and joinery throughout. A wood burner by Rais warms the space. There is a projector system in the living rooms that is wired with Sonos speakers throughout.

At the rear of the ground floor plan is a beautiful kitchen, conceived as part of the redesign overseen by drdh. The space opens fully to the east-facing courtyard garden, with terrazzo running underfoot both inside and out. This room epitomises the careful design and attention to detail that runs throughout the house; worktops are formed of poured concrete and there is extensive bespoke joinery, including a pantry and seating bench, which has been carefully concealed. Appliances are by Gaggenau and the taps are by Vola. A skylight overhead draws light into the space, illuminating the neutral and natural materials used.

There are two bedrooms and a family bathroom to the rear of the first-floor plan. The bathroom is home to a freestanding bath by cp Hart and marble floors underfoot. The largest bedroom has extensive built-in wardrobes and a small original fireplace. On the top floor, a third bedroom looks over the sedum roof to the garden below, and there is a shower room adjacent. These green roofs are fully irrigated and provide a wonderfully lush outlook from the upstairs rooms.

Outdoor Space

A vibrant Acer tree has been planted at the centre of the wonderfully private garden. The space is awash with colour, providing an ever-changing seasonal backdrop and contrasting brilliantly with the muted tones found inside the house. Behind the garden are the playing fields for St Paul’s School, ensuring that the garden is not overlooked.

The Area

St Hilda’s Road is a stone’s throw from the River Thames and the scenic Thames Towpath. There are plenty of green spaces within walking distance including wwt London Wetland’s Centre and the local nature reserve, Leg O Mutton. The house is also a short walk to St Paul’s School. There are many great pubs, restaurants, and independent shops just over the river including the excellent River Café. The Olympic Cinema is a much-loved local landmark, and is close at hand. St Hilda’s Road is also in close proximity to the bustling areas of Hammersmith and Fulham.

The closest rail station is Barnes Bridge. The Underground is available at Ravenscourt Park (District Line) and Hammersmith (District, Piccadilly, Circle and Hammersmith & City Lines). There is quick road access to the west via the A40/M30/M40.
