House For Sale £650,000
Aunsby Road, Aunsby, Sleaford, Lincolnshire NG34

Description
In a tiny village between Grantham and Sleaford, a truly heavenly home converted to a single storey dwelling around twenty years ago from an open-fronted barn, is full of light and space with a wonderful connection to the outside yet provides a real cosiness in winter from the way the layout has been masterfully designed. With four bedrooms, the master with an en suite, the main living space is quite spectacular, and the rooms flow beautifully from one to another.

In a bucolic setting, an abundance of footpaths through lovely countryside is from the doorstep, yet within a 15 minute drive you can catch a train from Grantham station taking around an hour to Kings Cross, and where there are excellent grammar schools, so too in Sleaford, 10 minutes to the north.

“We knew this was the right property for us immediately, having looked for many months. It has been an absolute pleasure living here for the last twenty years with its wonderful feeling of airiness and space, yet still so cosy. It was newly converted when we came here – the floorplan was superb and we saw the potential to improve on what had already been done”

“It was once an open-fronted barn which is why there are the two metal columns (they’re the original supports) and the run of glazing onto the rear courtyard where we love opening the French doors in summer to really connect with the outside. The cattle barn behind was also converted to a home - both once belonged to Manor Farm, its entrance is to the right”

“We have had many visitors over the years, who have all enjoyed the barn and the surrounding countryside. It is an amazingly sociable house. The kitchen is so big, and with the lovely open plan concept with double doors leading onto the main reception spaces, it is ideal for accommodating lots of people”

“The view out of the kitchen window makes washing up a pleasure with far reaching, open fields being grazed by horses”

“We have fitted the dining room with bespoke bookshelves with cupboards below which has made it into a particularly useful room and provided us with extra storage, although there is plenty here – loads in the boot room, and there’s the garage and three accessible lofts despite the vaulted ceilings”

“The limestone patio is like a secret garden – the wall is now six foot high and a great big slab of old stone we use as a bench. It’s a real sun trap and very sheltered, receiving sun from about 9.30 in the morning until around 7 at night, but the central pine tree gives a gentle, filtered shade through its long, brush-like needles, and when the wind blows it creates a beautiful whispering sound. There are raised beds with some Mediterranean plants and a herb garden outside the kitchen, and the gravel drive has been used for all sorts in summer, with awnings erected for family parties”

Church Barn is in a quintessentially bucolic English setting. “It’s incredibly quiet here, a very tranquil spot and of course the lane is a private little slip road between us and the church, so we barely ever hear any traffic, just horses’ hooves clicking by, and the farm traffic during the harvest. Directly from the house there are footpaths everywhere through the beautiful countryside, with two pubs about a half hour to an hour’s walk, both serving food with one fine dining, and at Culverthorpe there’s a big, stately home you can walk to and enjoy its grounds”

Aunsby, spelled "Ounesbi" in the Domesday survey, is a tiny, very peaceful and pretty village in lovely, rolling Lincolnshire countryside not far from where the A15 crosses the A52. Right next to the property, its 12th Century church, dedicated to St. Thomas of Canterbury, was repaired and rebuilt in 1861 and is the oldest in the parish. It has many features of architectural interest including a spire inscribed "Ave Maria" at the top.

In a 5 minute drive, there is a garden centre containing individual shops including a butcher where you can buy various convenience foods; otherwise, more extensive shopping is about 5 miles away in Quarrington, or a little further in Sleaford, or in the other direction, in Grantham.

Being within a couple of minutes of both the A15 and the A52, means there is easy access to Sleaford less than 10 minutes to the north and Grantham less than 15 minutes to the west, where you can connect with the A1, or catch a fast train to central London (approximate journey time of an hour). Newark-on-Trent, with its castle on the river, is around half an hour to the northwest, similarly, glorious Stamford to the south, the historic cathedral city of Lincoln to the north, and Boston to the east. Nottingham is about an hour’s drive westwards.

The neighbouring village of Osbournby on the A15 is less than 3 miles away and has a primary school rated Good by Ofsted whilst secondary education is in Sleaford with some highly sought after grammar schools: Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all rated Good by Ofsted. Grantham, just 15 minutes away, also has excellent schools such as The King’s School (for boys) and Kesteven and Grantham Girls’ School which are extremely highly regarded state grammar schools rated Outstanding by Ofsted. Another popular secondary school in Grantham is Walton Academy rated Good by Ofsted.
