St austell


The mid Cornwall market town of St Austell is located approximately 2 miles from the coast, approximately 10 miles south of Bodmin and 40 miles west of Plymouth and is one of the largest towns in Cornwall offering a good selection of shops, services and amenities including primary and secondary schools and a local hospital. Close by is the picturesque and unspoilt harbour town of Charlestown and the renowned Eden Project. The town offers excellent rail links with a mainline station.
Planning


Tetra Tech Planning were instructed by our clients to provide a planning appraisal to assess the merits in planning policy terms of a development of circa 20 self build or custom build dwellings on the site. Their conclusion paragraph is as follows:
"The principle of developing this site on the edge of St Austell is supported by Cornwall Local Plan (adopted November 2016) Policy 3. The most recent monitoring report (Cornwall Self & Custom Build Annual Monitoring Report November 2020) demonstrated an un-met need for 24 self build plots in St Austell and Local Plan Policy 6 supports proposals to meet such housing needs. The Housing Supplementary Planning Document (adopted February 2020) considers that self build is a form of affordable housing. It should be noted that self build developments are exempt from cil."

Notes

1. A reserved strip of c.30cm along the north and west boundary will be retained by the seller.
2. The seller will require the right if they wish to exercise it, to purchase from the developer any two of the plots at open market value, before any of the plots are marketed.
3. The seller will require an uplift provision, potentially from an agreed base value calculated on the grant of planning permission.
