2 bed Flat For Sale £385,000
Basingdon Way, Denmark Hill, London SE5

Description
Looking down on Denmark Hill, this two-bedroom flat has its own balcony, a sun-catching corner layout and access to large communal green spaces.

Brickworks Says

With a unique layout that makes the most of the light and views from its perch on the third floor, this two-bedroom flat feels cheerful and homely. Every room has its own window on the world below and a bit of sunshine, no matter the time of day.

The galley kitchen opens onto a cantilevered, west-facing balcony, bringing a little of the outside in. Both bedrooms—and the bathroom and separate WC—open off a central hallway, allowing different configurations perfect for a small family or work-from-home couple. The double-aspect living room is great for morning coffees and movie nights. And the block has its own communal garden, complete with allotments and an outdoor gym.

Denmark Hill and East Dulwich stations are nearby, as are a host of handy bus routes. Pretty Ruskin Park is at the end of the road. And with its picture gallery and unique village vibe, Dulwich Village is a leisurely walk or ride away. But the local neighbourhood has its share of charm, too, including an iconic Victorian train station that also houses a gastropub.

The Owners Say

We've spent seven happy years here and loved getting to know the hidden gem of London that is Denmark Hill: Leafy and quiet, but with amazing transport links.

The flat itself is bright and airy, particularly the living room, which has windows on both sides—great for the houseplants! It's remarkably peaceful and has been a wonderful first home for our son. Having a balcony to sit out on during lockdown was also a real saviour. The estate itself is very quiet, green and kept to a high standard. A true oasis in busy SE5.

We're a short walk from Herne Hill, home to a load of independent eateries, shops and bars, a famous farmers' market and Brockwell Park. In the other direction, there's bustle-y Camberwell and luscious Ruskin Park with its incredible views across London, perfect for sunsets and the New Year's Eve fireworks.

Points To Consider

The EPC gives a current Energy Efficiency Rating: C.

In the Borough of Southwark, the flat falls into Council Tax Band B (£1,189 in 2021/22).

One of 12 flats in the building, the flat is leasehold with 111 years remaining. Ground rent of £10 is included in the service charge total of £1867, with options to pay monthly, quarterly or annually.

Over the past seven years, the current owners have replaced the electrics, including plug sockets, light switches and fuse box; fitted a new bathroom and kitchen, refurbished WC and replaced the boiler and radiators.
