Seller Insight

Maes y Prior

“This is the first time Maes y Prior has been on the market since 1932, as we are the fourth generation of our family to have lived here, ” say the current owners of this much-loved home. “In that time, the homestead has raised several families with many cherished memories. The farmhouse – named in the Black Book of Carmarthen for its links to the Monastery in Carmarthen – was originally bought by my husband’s great grandparents, and has subsequently been passed down through the generations. We bought the farm from my husband’s parents more than 18 years ago, and though they were the last generation to farm the land, we rent parts of it out to neighbouring farmers so it still has the feel of being a farm.”

“In the time we have been here, like our predecessors, we have raised a family and seen them to adulthood, ” continue the owners. “Over the years, we have made many improvements to the property, from new roofs and double glazing, to the installation of full central heating throughout the property 5 years ago, until which time the only warmth was from a Rayburn in the kitchen! We have re-modelled the rooms downstairs to create a wonderful flow throughout the house, with comfortable rooms in which to relax and enjoy stunning views of the surrounding countryside. The log burner in the living room is a great favourite in the winter months, especially with the dogs, while the ‘secret garden’ area to the side of the property is a real sun-trap in the summer.”

Outside, the property has much to offer, too. “It was always a dream of ours to have a large garden, ” say the owners, “and it was a big leap for us to convert the field that it once was to the now beautiful garden with its many shrubs, trees and borders. To the rear of the property, we have our stable area within an acre of land where we keep our four donkeys, while to the side of the house we have created a quiet, secluded gravelled seating area which being south facing catches the sun for most of the day. Here we also have a large wooden gazebo which offers some welcome shade on those very hot days. The diverse wildlife around us is a joy to see, from foxes, badgers and buzzards to the nesting pair of Red Kites in the woods directly behind the house, who have been there for over 15 years successfully raising their young. In addition, the detached stone barn adjacent to the house, currently used for storage, possesses fantastic potential for conversion into a lovely separate dwelling or ‘granny flat’, with the appropriate planning.”

Not only beautiful, but also well placed for amenities, the location of the property offers the best of both worlds: Countryside and convenience. “The property is situated about 3.5 miles from the thriving, bustling market town of Carmarthen, ” say the owners. “which has developed vastly over the last 10 years and now boasts a 3D cinema, ten-pin bowling alley, leisure centre, a shopping complex with major brands, several major supermarkets, and an indoor market with local trades selling their wares, as well as two secondary schools and several primary schools. Being located just off the A40, which is the corridor to the West of Wales, we are not far from anywhere, with have several sandy beaches, lots of glorious coastal and country walks, and also the Preseli Hills and Black Mountains within easy reach.”

Property Summary

As you enter Maes-y-Prior you instantly notice the character of the historic farmhouse with the decorative Minton Tile flooring. The rooms on the ground floor are all really generously proportioned, which is possibly why such a large house still feels so homely as it is remarkably well proportioned. There is a fantastic fitted kitchen with island and possibly the largest utility room we have ever seen as well as a large sitting room with easy access out to the quiet outdoor seating area and separate dining room.

On the first floor there are six bedrooms and two bathrooms helping to make this the perfect family home.
