Description

Believed to date from the 16th Century, Yew Tree Cottage is a delightful, largely thatched, Grade II listed property, constructed of cob and brick. Entry, through a solid oak front door, leads into a thatched entrance lobby, with a quarry tiled floor. The dual-aspect sitting room has a fireplace with a multi-fuel woodburning stove and is adjacent to the kitchen, also dual-aspect, with quarry tiled floor, bespoke wooden cupboards and worktops and a large inglenook fireplace, containing an oil-fired Stanley range. The utility room, with further cupboards and plumbing for a washing machine and tumble dryer, again has a quarry tiled floor and a stable door opening on to the terrace. The family bathroom completes the ground floor.

Upstairs is a dual-aspect principal bedroom and two further double bedrooms, all overlooking the garden, and a separate lavatory.

Nestled in an elevated position, above a stone wall and lonicera/box hedge boundary from the lane, the cottage sits comfortably within its very pretty gardens. The setting and grounds are a particular feature of the property, having been carefully landscaped and planted by the current owner and enjoying far-reaching countryside views. The garden wraps around three sides of the cottage, so benefits from sun throughout the day and evening. It has areas of lawn, edged with deep herbaceous borders of phlox, geranium, foxgloves, poppies and roses and areas of wild grasses. There are mature trees providing shade, including acer, silver birch and sumac. A mixed hedge runs along the southern boundary, over which the views stretch out across the surrounding farmland. Adjacent to the terrace is a greenhouse and raised beds, formerly the vegetable garden. To one side of the property is an area of private parking. Planning Permission (now lapsed) had been granted to construct a garage on this site, with parking in front.
