Maynard Road, London E17

Description
A beautifully appointed three bedroom semi-detached family home, blending cottagey styling with contemporary architecture in our ever-desirable leafy enclave of Walthamstow Village. You have a real urban solace here, with a lush barely overlooked rear garden and a bright suite of rooms throughout.

Your enviable Village location means local landmarks like Epping Forest, Wood Street and Walthamstow Central station are all within easy walking distance. You truly have all our borough's best bits at your fingertips.

If you lived here…

Your leafy rural aesthetic is beautifully apparent as you walk past thriving roses to your stained glass front porch. Inside everything's bright and airy from the off - your 160 square foot front lounge is immediately on your left, finished in a pale grey (with white ceiling) and featuring timeless plantation shutters on the large bay window. Pristine, simple and striking. The effortless style continues next door, in your 120 square foot second reception, laid invitingly open to your gleaming kitchen.

Laminate floor flows underfoot throughout, with the substantial dining area blooming out into your artfully appointed kitchen, all white units and timber worktops plus leafy garden views. Step through the patio doors to find yourself firmly ensconced in nature; an impressive length of lawn overhung by mature screening greenery, secluded by timber fencing and ending in a handy shed. Heaven. Back inside, and your family bathroom gleams in floor to ceiling metro tiling, perfectly completing the ground floor while upstairs you have two double bedrooms, plus a small bedroom ideal for a toddler or home office, all three as sumptuously appointed as you'll by now expect.

Outside and it's just five minutes on foot to Orford Road, The Village's original high street and the heart of a peaceful gathering of part pedestrianised streets and a hugely diverse range of bars, restaurants and gastropubs. You'll find your own favourites but may we recommend the delicious tapas at The Orford Saloon? (There's also a delectable deli next door) Parish Wines will pair fine vintages with mouth watering charcuterie, while your new local The Castle can't be beat for a gorgeous Sunday Roast.

What else?

- The wild wide open green and blue space of Epping Forest and Hollow Ponds are less than a half mile on foot. Here you can explore the endless greenery or hire a row boat and navigate the waterways in the company of friendly ducks.
- Walthamstow Central station is fifteen minutes on foot or five by bike, and will get you directly to Liverpool Street or Oxford Circus in twenty.
- Local schools are plentiful and excellent. You have twenty three primary/secondaries less than a mile away on foot, seven deemed 'Outstanding' and the rest rated 'Good' by Ofsted. The much loved Tom Thumb nursery is also just around the corner.

A word from the owners...

"We have been very happy in this, our first family home, and leaving Maynard Road (and Walthamstow) is going to be hard. The community and support on this street really is incredible, and we have made friends for life. It's such a good spot – less than 10 minutes to the delights of Orford Road; less than 10 minutes to the forest and a fabulous less-than-30-second school run! Being on this side of the village also means Wood Street is easily accessible, which is excellent for both transport links and shops/bars/cafes with more cool stuff popping up all the time.
I think the kitchen-diner is the real star room of this house, and is where we've spent most of our time. Brilliant for socialising with the kids (I think we managed a kids' party of 30 people in there one year!), and for grown-up dinners, too. We've thoroughly enjoyed looking after and spending time in the lovely garden, which is not only very generously sized for a village property, but also totally private – so rare to not be overlooked. We'll really miss it.
We've spent a lot of time and effort turning what was a total blank canvas into a real family home, but are ready to pass it on as we leave London behind and head off on the next chapter."
