As well as transport links and amenities you're also well placed for open green spaces. Stoneydown Park is just around the corner, while venture further afield and you have London's largest nature reserve, the 500 acre Walthamstow Wetlands, around fifteen minutes on foot.

If you lived here…

You'll be revelling in your welcome wealth of vintage style through all 860 square feet of living space. Beautifully distressed original floorboards run underfoot throughout your hallway, front reception and rear dining room (and what's stopping you connecting these spaces for a twenty five foot long though lounge?). Walls are finished in calm, neutral tones and your kitchen's handsomely finished with slate effect vinyl underfoot and smart fitted cabinets.

Step out in your garden and you have a lush, thriving solace bursting with colourful greenery and plentiful pots. Upstairs now, and your master bedroom's a substantial double of over 150 square feet, with more timber floorboards underfoot and a pair of original sash windows. Both remaining bedrooms are generous and similarly styled, while your family bathroom takes after your kitchen in white and slate grey.

Outside and, as noted, St James Street station is just moments away, just a five minute walk for direct twenty minute runs to Liverpool Street, putting the City less than a half hour away door-to-door. Heading to the West End? Blackhorse Road is just as handy and will get you to Oxford Circus just as quickly via the Victoria line, plus we're practically at the top of the line here so you'll always get a seat.

What else?

- For your new local we have no hesitation in recommending a personal favourite, The Chequers. This gorgeous gastropub is just a half mile away on foot and features a large beer garden, delicious menu and gorgeous interior.
- With your loft space so far untouched you have plenty of potential to develop your new home still further, perhaps even adding a full Dormer extension as some of your neighbours have done (subject to the usual permissions). This is a home that will meet your needs for years to come.
- Current or prospective parents will be pleased to know you have nineteen primary/secondary schools less than a mile away on foot, all deemed 'Good' or 'Outstanding' by Ofsted.

A word from the owners...
"87 Buxton Road is a cottage-y home in London. It has wooden floor boards worked on by a restorer who has worked on floors in the Buckingham Palace and are unusually dark. The sash windows are original. There's a very pretty garden to the back and bird feeders which mean lots of sparrows flutter around in the morning.
The neighbourhood is surprisingly quiet and I wake up to birdsong. It is also very friendly and during covid many people helped each other with shopping. People often offer me food from their allotments. It's also very quiet without many late night parties. At weekends people are usually kind about not sharing their music on big speakers to annoy others.
The area is subject to a greening project and although Buxton Road doesn't have trees in the road because of the parking set up I believe there are plans to put in planters at the end of the road near the house. It feels very safe and in my 20 years here there has never been a burglary in my row.
There is a food coop in Buxton Road started by a houseful of girl activists and that really enhances life in the area. My neighbours to the right are a young family and the parents and kids are adorable. My neighbours to the left are a quiet older couple."
