House For Sale £995,000
Mitre Mews, London SE13

Description
Mitre Mews is a fantastic collection of five contemporary townhouses less than five minutes’ walk from Hither Green station in Lewisham. This wonderful new development is a joint venture between long-time collaborators artist Jeff Lowe and designer Matthias Felsch, responsible for Havelock Walk in Forest Hill. Both Lowe and Felsch have a reputation within the design community for transforming industrial spaces and derelict sites into flourishing artistic hubs, which are characterised by architecture of the highest quality. These four houses are similar in configuration; the other one-bedroom house can be viewed here.

The Mews

The site of a former joinery workshop, Mitre Mews is a newly created, gated mews formed of five contemporary homes, adjoining a live/work space with a thriving artistic community of film producers and artists at one end. Designed with a sympathetic approach to materials, the houses form a striking terrace of grey brick and render façades, aluminium-framed factory windows and pitched roofs with natural slate tiles. There is a communal garden area, off-street parking and secure bike storage for all residents.

The Tour

The four adjoining houses present grey brick façades to the mews. All of these houses are configured across three storeys; the configuration of House II varies slightly and has a private roof terrace on the top floor. Please see floorplans for further details.

The ground floor interiors are laid out in an expansive open plan, with large format porcelain tiles underfoot and underfloor heating. Beyond the entrance hall, where there is a concealed cloak cupboard, the plan opens up to a contemporary kitchen at the front of the plan with dark grey quartz worktops, a freestanding range cooker, an American-style fridge/freezer, and stainless steel shelving. There is a utility space with ample room for a washer and dryer, as well as concealed storage under the staircase. The ground floor also has a guest WC. The rear of the plan encompasses a dining area and living room with glazed doors opening out to a private patio garden.

A staircase finished in white-stained oak leads up to the first and second floors. The first floor comprises two bright double bedrooms with built-in wardrobes. There are also two bathrooms, an open-plan study and a concealed storage space. The larger front bedroom is linked to an en suite bathroom with a bath and separate shower. The first-floor landing and study area are bathed in natural light from a skylight above the stairwell leading to the second floor.

The second floor is arguably the most impressive space within these houses. Designed as an entirely flexible living space, the whole floor is given over to an open plan, capitalising on incredible levels of natural light, with exposed beams surrounding a central pyramid skylight overhead. There is a set of French doors that open to a west-facing Juliet balcony and two large Velux windows facing east. This space was designed with a studio in mind; however, it could easily be used as a second living room, or even divided to create a further bedroom.

Outdoor Space

Each of the four houses has its own courtyard garden on the ground floor. These spaces have rendered walls with built-in planters, lighting and decking running underfoot; they are accessed via glazed bi-fold doors. House II has its own private roof terrace, accessed via glazed doors from the second-floor studio.

There is a small communal garden area, as well as secure bike storage. The house comes comes with one off-street private parking space. Provision for an electric car charging port has been made for each house. On-street parking permits can also be obtained.

The Area

Mitre Mews is excellently located in Hither Green, an exciting and fast-developing area of south east London that borders Blackheath and Lewisham. It is close to a number of the area’s green spaces including Manor Park, Mountsfield Park, Lewisham Park and Hilly Fields. There is a wonderful row of independent shops and restaurants on Hither Green Lane, less than five minutes’ walk from the mews. These include Found Hope, an excellent new deli, café and grocers specialising in seasonal artisanal produce, as well as coffee, wine, sandwiches and pastries. There is also a large convenience store, a chemist, a wine shop and Le Delice, a local bakery.

The large scale redevelopment of Lewisham town centre is well underway. The Lewisham Gateway development is introducing new shops, restaurants and cafes as well as homes and public spaces that will benefit the local area, some of which are now open for use. Recent additions to the scene are Model Market and restaurant Sparrow, which opened to excellent reviews in 2017. Nearby Blackheath is one of London’s most popular and attractive green areas and has a great selection of shopping and dining facilities.

Trains run from Hither Green and nearby Lewisham station direct to London Bridge (in nine minutes), Charing Cross and Cannon Street. Lewisham also operates the DLR for connections to Canary Wharf and Bank.
