The new home respects the building line along South Drive as well as the height line established by the
existing neighbouring properties. It will sit below the silhouettes of both Cherrytrees and Willoughby and,
being set back from South Drive will not be visible from Croydon Lane. It is proposed that the new
home, respecting the building and height lines of South Drive and considering the removal of the
existing redundant buildings would both enhance and preserve the character of the Green Belt and
would not affect its open character, in line with Policy Co1, Core Strategy Policy CS3 and nppf 2012.
The new home is formed of a number of small scale elements that reflect the current situation on the
site with its collection of small buildings. They are set at angles to one another to create small domestic
external spaces and areas of light and shade, reducing the overall apparent volume of the new home.

The elements are also clad in different materials to both provide variety and to reduce the apparent
scale of the proposal. The materials proposed are a fair faced brick for the bedroom and bathroom
portion and vertical board and batten timber cladding for the living and kitchen spaces. Shallow pitched
roofs with standing seam metal coverings keep the height down and further add to the impression of
small garden buildings within the site.

The landscape of the site is important and the trees and boundary planting will be carefully managed
and maintained to retain the rural atmosphere of the site and retain privacy for both the neighbours and
the new home. The brick wall at the rear of the site is proposed to be continued to the southern corner
and returned around the corner along the shared boundary with Oaksview, to a height to be agreed with
the neighbours. This is particularly important to the Oaksview boundary where privacy is to be
maintained following the proposed demolition of the current linear brick outbuilding that is in a poor state
of repair and about which the neighbour quite reasonably previously raised concerns.
The existing vehicular access and crossover is proposed to be retained with new double gates (see
below under Landscape.)
