1 bed Flat For Sale £335,000
Farrow Lane, New Cross SE14

Description
Spacious one bed second floor modern flat in New Cross’s Avonley Village, in private communal grounds and with its own private garage. There’s a secure bike store too. Leasehold with 95 years remaining.

Your closest stations are New Cross Gate and Queens Road Peckham; both Fare Zone 2 and yours within 10-15 minutes by foot. Excellent bus routes will serve you well too - from nearby Old Kent Road.

The Avonley Village development (built in a modern style some three decades ago, and incorporating historic Victorian hospital buildings) comprises terraced houses and well-proportioned flats, and is set just over the road from Hatcham Conservation Area (featuring Victorian housing stock in the main).

This flat has a bright top floor position in a small block. A main front door has secure entry. Take the stairs to the second floor and your own front door.

In the hall and you’ll note the fresh decor. First on your right is a smart windowed bathroom with white suite and over bath shower. Beyond is a handy coat closet (there’s loft space for storage needs too - accessed from the hall).

To your left is the independent kitchen with a modern treatment, high-gloss fitted units and space for the appliances.

Next from the hall on your left is the generous double bedroom - of over 13 feet by 11, with south-west facing window and a big and deep built-in wardrobe to the near wall.

The massive double-aspect reception room awaits with loads of space to zone sitting, dining and work or hobby areas. The huge windows face north-east and south-west so you’ll have great light all day.

No private garden here but the communal gardens are extensive and neighbours meet here - there’s a good sense of community. Other local green public spaces include Bridgehouse Meadows, Eckington Gardens, Deptford Park and the parks with great skyline views in Telegraph Hill.

For the commute or adventures you are close to two stations (it’s one stop to London Bridge from nxg, or two from qrp). Or take a short bus ride from nearby Old Kent Road to Elephant & Castle and beyond.

We’re big fans of New Cross which boasts a growing number of pubs and eateries, including The Rose Inn (ace pizza menu plus top roasts on Sundays), The New Cross House, Skehans, The Telegraph at the Earl of Derby and The Amersham Arms.

Thanks to Goldsmiths University, New Cross also has a contemporary art gallery and Curzon cinema - very much open to the public.

Of the weekend, Deptford, Greenwich (both have great markets) and Peckham Rye are all close. Surrey Docks Farm is a good outing too.

Pick up your fresh loaf from Blackbird Bakery by qrp station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, El Vermut (bottle shop) and Soper’s wet fish shop are also good recommendations.

For the regular ‘big shop’, the big Sainsbury's by New Cross Gate station will serve you well, or it's a short drive to large Tesco stores on Old Kent Road or Surrey Quays, or Asda, Lidl or Aldi.
