1 bed Flat For Sale £360,000
Beech Hall Road, London E4

Description
A stately and spacious one bedroom apartment occupying the ground floor of a substantial Edwardian conversion. You've a wealth of living space behind that grand and handsome brick frontage, all sat on a quiet residential street just a couple of minutes from the speedy links of Highams Park station.

You're on the end of the terrace here, with all the benefits of being effectively semi detached, including extra peace and quiet and side access.

If you lived here

You'll be stretching out in a beautifully bright suite of rooms with the generous proportions and high ceilings of the period. Original features and designer vintage touches are everywhere, from the gorgeous exposed brick chimney breast in your 170 square foot front lounge to the richly restored floorboards that run underfoot from the hallway and throughout.

Your bedroom's a pleasant, sunny double with direct access to your garden, an artful blend of patio and lawn, secluded behind stout brick walls and overseen by mature greenery. Perfect for chilling out or throwing memorable garden parties. Back inside through the second set of patio doors and you're in your dual aspect kitchen/diner, where smoky grey floor tiling contrasts nicely with a mint green splashback and pristine white units. Finally your bathroom's just as bright, with a rainfall shower over the tub.

Outside, and Highams Park station is practically on your doorstep, just a few minutes' stroll and with direct, twenty three minute runs to Liverpool Street, putting the City less than a half mile away on foot. Heading to the West End? Walthamstow Central is just two stops and five minutes away for a quick swap to the Victoria line, as well as the adjacent delights of the Empire Cinema and Walthamstow Village.

What else?

- The great green space of Highams Park itself is just a half mile on foot, home to the tranquil Highams Park lake, created at the turn of the century by landscape gardener Humphry Repton and later made famous by Blue Peter.
- At 159 years, the lease won't cause you any renewal worries.
- The Royal Oak, a sumptuous hotel and gastropub just five minutes' walk away, is sure to become a favourite. Delicious food in delightful surroundings.

A word from the owner...

"My husband and I have lived in the property for over five years, moving to the area from West London and not knowing much about the area, and have been blown away by how much we love the area and the community, that we plan to stay in the area for the foreseeable future.

The flat has been very good to us as a first property, giving us everything we have needed, including a beautiful garden, which has been a lifesaver through the years, especially during the past year, and sees the sun all day long. Another benefit is we are an end terrace with a side gate, which is really handy for bringing things in from the car.

The flat is also super well placed for the station into Walthamstow and Liverpool street, you can literally make it to the station in 3 mins given a fast pace (which we have often had to do). While being ideal for transport, a Tesco is on the doorstep for the weekly shop, along with the Lake and Epping forest around 10 mins walk away, and a few gyms scattered around the area. We have been very happy here, and are proud to call Highams Park home."
