Introduction
Inshoch Moss extends to 59.23 hectares (146.36 acres) according to title, comprising 41.26ha of mature commercial conifer species, 13.66ha of native and mixed broadleaves, and the balance comprising open ground, and other land accommodating utility wayleaves. This is an opportunity to acquire an attractive, mature mixed woodland where restructuring is underway, while offering potential for income generation from timber sales (subject to obtaining the necessary felling permissions).

Location and directions
Inshoch Moss is situated approximately 4 miles east of the town of Nairn in the northeast of Scotland.

The property is shown on the location and sale plans within these particulars and can be found on os Sheet 1:50,000 Number 27, Grid Reference: Nh 946 569.

From Inverness, take the A96 east for for approximately 16 miles to the town of Nairn.

For access to Lot 1, pass through Nairn and continue east on the A96. After approximately 2 miles turn left at Boath and after approximately half a mile take the second left and continue for half a mile to a crossroads. Turning right, continue on this road for approximately 1.5 miles and the third-party field entrance and field track to Lot 1 is on the right, just before the railway bridge. There is a servitude right of access over this route to the woodland (A1 to A2 on the Sale Plan).

For Lot 2, continue east on the A96 from Nairn for approximately 3.5 miles. Turn left at the farm road entrance, 400 yards before Wester Hardmuir Fruit Farm, and follow this track for 400 metres to the entrance of Lot 2.

Lot 1 – Inshoch Wood

Access
An internal forest track with turning head, extends approximately 200 metres into Lot 1. Access through the woodland is on foot from this point. The U2997 public road is classified as a Consultation Route in the Timber Transport Forum’s Agreed Routes Map.

Description
Lot 1 extends to 28.76 ha according to title. The woodland contains attractive stands of mature Scots pine (approximately 14.11ha), planted in 1947, with younger Scots pine (2.57ha) and Sitka spruce (3.28ha) planted in the mid 1990s. Land felled in the last decade has successfully regenerated with birch (6.59ha). The balance of the land comprises mature larch, mixed broadleaves and open ground to the north of the lot, adjacent to the railway.

Lot 2 – Muirend Wood

Access
Muirend Wood is accessed via a third-party farm track access from the A96 trunk road (at Grid Reference nh 943 559). There is a servitude right of access over this track (A3 to A4 on the Sale Plan). The track to the southwestern boundary of the woodland (A4 to A5 on the Sale Plan) is included in the title. Access through the woodland is on foot from this track. The A96 trunk road is classified as an Agreed Route in the Timber Transport Forum’s Agreed Routes Map.

Description
Lot 2 extends to 29.66ha (73.29 acres) according to title.

The woodland is dominated by mature conifer crops, planted in 1955, extending to 20.70ha, and comprising attractive stands of Scots pine, Japanese larch and Lodgepole pine. Land felled in the last decade has successfully regenerated with birch (4.23ha), with an older stand of birch (1.59ha), forming an attractive fringe to farmland to the south.
Other Land comprises land left open for electricity powerline wayleaves. The mature crops provide an immediate opportunity for timber income, subject to gaining the relevant permissions.

Third Party Rights and Burdens

The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other third-party rights howsoever constituted.
