House For Sale £1,350,000
Mersea Road, Abberton, Colchester CO5

Description
What We say at The Zoe Napier Group What a super house, ready for a new family to enjoy and encompass the super grounds. We suggested to the owners to leave the old pool house up as there might be the opportunity to use this footprint, together with the former planning (2009) to extend and perhaps create an attached leisure wing stp.

What the Owners Say We have loved it here, bringing up two boys (now grown up) who loved quad biking around the acreage. The house sits in a lovely and high position where Tiptree can be seen on a clear day and the fireworks from Layer Marney Towers (when they have a wedding) offer an equally spectacular view. We are in the countryside, yet so close to Colchester.

History & Background An architecturally stunning early 1970's design, by the renowned architect Brian Thomas, offers his inspiring angular perspective, (perhaps resembling the sails of a yacht) to capture the unique nature of this six-bedroom family home with its bright, spacious rooms.
The site was originally part of Oliver's Orchard (apple farm), with the landscape developed since the 1950's and later the house was built in 1968 with its now, mature surroundings. The annual fruits are amazing and jam makers will be in their element here with all the varieties of Apple (some quite rare), Plum & Greengage trees.
The accommodation offers well proportioned rooms and flexible living with five double bedrooms and one single bedroom over both the ground and first floors. The ground floor bedrooms in the south wing, offer versatility, and could easily become separate living quarters for any multigenerational living requirements. The first-floor main bedroom suite includes an unusual, yet clever addition of a conservatory, which could provide a space for a personal gym/Yoga, a first-floor sunset lounge with stunning views, having access then onto the balcony large enough for loungers.
The acreage lends itself for equestrian uses, if needed with a relatively equal mix of mature trees and areas suitable for grazing. Please refer to agents notes containing helpful and relevant information.

Setting & Location A shared private entrance drive leads between neighbouring land and orchards up to the main automated gates for the property. Set in just shy of 10 glorious acres, the grounds contain many established fruit trees, wild grass and wildlife areas with a central woodland area separating the back meadow from the upper grounds. The views are quite spectacular, especially from the first floor, where Tiptree can be seen in the far distance, on a clear day, as well as the top of Layer Marney Towers and also Abberton Reservoir. The house offers a private and peaceful setting, well away from Mersea Road.
Abberton is a highly sought-after village with a good village primary school (Langenhoe community school) and community village store. Abberton lies just over half of one mile east of Abberton Reservoir and 4 miles south of Colchester, Britain's oldest recorded town. The immediate area is largely rural with the equally picturesque neighbouring villages of Layer de la Haye, Fingringhoe, Langenhoe and Peldon. The Strood for Mersea Island is just 2.8 miles away. Mersea Island offers some lovely beach walks and seafood restaurants, alongside wet fish, and Oyster sales straight from the boat yard.
Senior Schools are in and around Colchester including both private and grammar school educational facilities. Colchester Station (North) is 5.6 miles from the property.
