Sporting and leisure facilities include golf at Cirencester and Burford, sailing at the Cotswold Water Park, boating on the river Thames, polo at Cirencester Park, trout fishing with local syndicates and racing at Cheltenham and Newbury. There are also glorious walks and rides through the surrounding countryside and theatres at Oxford, Swindon and Cheltenham.

There are good state and private schools in the area including Farmor's School in Fairford and nearby Hatherop Castle School.

Description

The Farriers development was built some 21 years ago and is situated at the heart of the popular Cotswold village of Southrop. Badelynge, which is attached, is constructed of Cotswold stone under a recast conservation Cotswold stone roof, and enclosed by a Cotswold stone wall with a charming picket gate and path leading to the front door.

Badelynge has been significantly improved by the current owners, particularly in relation to the kitchen and bathrooms. There is also a limestone floor throughout the downstairs. The whole house is beautifully presented and offers well proportioned living accommodation which is light and airy throughout.

The cosy sitting room features a fireplace with woodburning stove and timber mantel which creates a real focal point to the room. It leads through to the garden room, creating a wonderful living and entertaining space with French doors opening out to the garden terrace which allows for alfresco dining. A separate dining/sitting room offers further entertaining/living space and all are served by a well fitted kitchen/breakfast room.

Upstairs, off the spacious landing, is a generous master bedroom which includes an en suite shower room and walk-in wardrobe, and two further bedrooms served by a luxury family bathroom.

Externally the cottage has the appearance of a period quintessential Cotswold stone cottage. To the front is a small enclosed lawned garden. To the rear is a paved terrace with steps up to further lawned garden, alongside which is a gravel drive and the detached double garage. The secure rear gardens are enclosed by a Cotswold stone wall.

Square Footage: 1601 sq ft
