Introduction & Plot

Positioned on a remarkable corner plot, within walking distance of Aldridge Town Centre, this marvellous family home will greatly impress all viewers. The property is set back from Walmer Meadow holding a slightly elevated position with a short, front garden having steps leading up to the front porch door. To the right of the plot is a short cul-de-sac called Woodfold Croft and it is from here where the driveway access to the property. The driveway can comfortably hold two cars in tandem and ends at the door of a large single garage, perfect for general storage or to house a third car.

Beside the driveway, viewers will not help noticing the incredible, private corner garden that spreads to the boundaries of Walmer Meadow and Woodfold Croft. This lovely space is surrounded by fencing and mature hedgerow and also includes two large trees – a weeping willow and silver birch. This makes the ideal space for entertaining family and friends whilst offering a safe area for child’s play. There is also a further and even more private garden to the rear of the house. A passage to the side of the garage leads to this garden.

Ground Floor

Beginning at the front of the property, viewers will enter the house via an ample porch for removing coats and shoes before moving through to the main hallway, which has wood effect laminate flooring laid underfoot. From here there is the option of taking the carpeted staircase up to the first floor or taking the glass panelled door through to a large inner reception space. This unique area is ideal for storage, shelving or as a snug to listen to music or read a book.

The majority of the ground floor is open plan with openings from the inner reception space for the kitchen, lounge and dining room extension. The beauty of the dining room, other than its magnificent space, is the double-glazed windows to both exterior sides that give a panoramic view of the side garden – the perfect spot to dine throughout the year. There is a double-glazed door amongst the windows to access the garden. From the dining room there is access to a handy utility room with a subsequent door leading outside to the rear garden.

The lounge also has a door leading out to the rear garden and is lovely and bright thanks to a large, double-glazed window to the rear. The lounge is great area to relax and comfortably holds a sofa suite to be positioned around an entertainment unit and the feature gas fireplace. The kitchen suite is positioned at the front of the house and features a tidy suite with integrated four-burner gas hob, electric oven and dishwasher.

There is also access above to a sizeable loft space, perfect for those with extra storage needs. The bedrooms comprise of two generous double bedrooms and a single bedroom. The largest of the three is to the rear of the house and both doubles feature fitted wardrobe and dressing furniture.

Transport links

As mentioned at the top, Walmer Meadow lies close to Aldridge town centre, branching off Northgate. Northgate is one of the main routes toward Aldridge coming from Walsall Wood which in turn links with the A461 to Walsall, Lichfield and the A5. Other main routes away from Aldridge include both Erdington Road and Little Aston Road that lead towards the main A452 Chester Road towards Birmingham, and the Walsall Road leading towards Walsall at the Arboretum. There are also many rural short cuts including a clever route heading south from Aldridge to link with the M6 at Junction 7 (Scott Arms).

As Aldridge doesn’t have a railway running through, the nearest railway station to this property is Walsall, which offers regular services to Birmingham New Street, Wolverhampton, Cannock & Rugeley.

Bus users will be delighted that there are bus stops located on Northgate and with it being a major route into Aldridge there are services provided for Birmingham, Brownhills, Walsall, Lichfield and Sutton Coldfield amongst other routes.

As previously mentioned, the property is a short distance away from Aldridge Town Centre which includes a multitude of independent and famous brand stores. There is a large Morrisons supermarket too. The property is also well placed for a number of places of work on local business parks.
