Description
An immaculately appointed, artfully developed four bedroom Victorian terrace sat on a peaceful, tree-lined street just moments from the greenery of Leyton Jubilee Park. Laid out over three floors you have a wealth of living space behind a stately brick frontage, including twin bathrooms and a cellar.

You've plenty more natural green gems within easy walking distance, the endlessly explorable Hackney Marshes, including the Middlesex Filter Beds Nature Reserve, are around a half hour stroll away. Ten minutes in the other direction is Jack Cornwell Park and Brooks Farm, a working urban farm and petting zoo.

If you lived here…

You'll be stretching out in a wonderfully open wealth of living space, more than 1400 square feet in all, every inch decked out in immaculate style and full of natural light accentuating the sense of space. Your twenty five foot long, dual aspect through reception is a case in point; white washed original timber floorboards flow underfoot and twin archways subtly segment a further space of 140 square feet, skylit and with a patio door leading out to the garden.

Out here you have a generous expanse of bespoke decking wrapping around your extended kitchen before giving way to a lush length of lawn, flanked by thriving bursts of foliage and mature screening greenery. Back inside and your kitchen's a minimalist masterpiece; sleek spotless units run down either side beneath smoky grey worktops, there's a striking yellow statement ceiling and a full range of integrated appliances. The strong, simple, striking aesthetic continues upstairs, with more vintage timber flooring flowing through both your bright double bedrooms.

Your master comes in at over 180 square feet, awash with natural light from the bay and secondary sash, plus plenty of floor to ceiling storage. Bedroom two's another double, while your bathroom's dressed to perfection with freestanding ceramic tub, dedicated shower cubicle and vanity sink. Finally, head up into the expertly realised loft conversion and you have a skylit, 140 square foot double with yet more ample storage and a sparkling en suite rainfall shower room. Your final bedroom's another pristine double with a leafy garden view.

A word from the owner...

"We both fell in love with Hackney Marshes, the secret, magic wilderness in east London. The open sky and space of this area as well as canals and cycle routes to east London. We both worked in art studios in Hackney Wick and Dalston and cycled from Cambrian Road avoiding all the traffic along the canal. We loved it.

The location was perfect for us and we had the best time living there. We were looking for a house in Leyton but we were very specific we wanted to be only on few roads next to the marshes and then we found 12 Cambrian Road. It is a lovely short quiet, one-way street with no traffic. We loved that the garden was facing gardens and you had a feeling of space. We fell in love with the house and in 2013 completely refurbished it from top to bottom. Ania works as a photographer for all the interior magazines from Elle Deco to House and Garden and is very aware of finishes, colours, and design. We created our home with love and lived there until we moved out of London. It's a perfect home for a family with kids as well as anyone wanting to work from home. There is a lovely study overlooking the gardens with a wide window to let all the light and view in."
