Location

The land is located to the east of the rural village of Dorrington, to the south of Fen Road. Dorrington is situated 2.9km (1.9 miles) north of the larger village of Ruskington.

Soil Type

The soil is further identified by the Soil Survey of England and Wales as being part of both of the Wickham 2 and Beccles 3 association of soils.

Tenure

The freehold interest to the land is being sold subject to the tenancy dated 26th March 1976 in favour of Richard William Elkington being protected under The Agricultural Holdings Act 1986. Rent of £2,500 per annum was reviewed in April 2014 and is paid half yearly in arrears on the 6th April and 11th October in each year and the vendor confirms there is no rent outstanding and historically the tenant has been a good payer of rent with no arrears.

Access

The land is accessed directly from Fen Lane which forms part of the public highway.

The land also has a public footpath running through the two northern most fields.
