Location

The interest of the land has recently been inherited and the grant of probate is expected imminently.

Overage/Uplift Clause

The vendors will reserve an overage for 20% of the increase in value that occurs as a result of planning permission being granted for any non-agricultural, or non-equestrian, development upon the land within the next 50 years. The overage is payable one year following the grant of planning permission.

Method Of Sale

The freehold interest to the property is being offered for sale by Private Treaty. Depending upon the level of interest, the vendors and their agents reserve the right to either invite Best and Final offers or conduct a private auction to conclude the sale.

Basic Farm Payment

The Land is registered with the rpa as eligible land and the vendor has made the claim for the 2021 bps which will be retained and the buyer will indemnify the vendors for any breaches of the cross-compliance rules until 31st Dec 2021.

Fishing Rights

Spalding Fishing Club have a series of agreed access points over the bank to be able to access their fishing rights.

Fish Refuge

The Environment Agency have a fish refuge located within Lot 1, for which no rent is payable.
