House For Sale £525,000
Blackwater, Newport PO30

Description
This delightful extended and modernised four-bedroom detached family home was originally built for the local blacksmith in the 1970s and includes his adjacent forge as a separate entity. The property is located in the village of Blackwater near the centre of the island and not far from Newport. It is set well back from the road and approached via a shared driveway leading to a detached garage with an electronic door and space for off road parking. The house has a charming exterior with a bay window, multi-pane glass windows and a glass porch with a sloping roof porch and a feature brick wall. Once over the threshold you can begin to appreciate this veritable Tardis of a property as it is much larger than it appears when you first see it.

There is a good-sized hallway with a cloakroom and access to the main rooms on the ground floor. These include a large light and bright, double aspect L shaped lounge come snug with an impressive stone clad chimney breast and a separate sitting room with wide sliding doors to the terrace and the charming garden. However, the central focus is the large modern kitchen/dining room with its range cooker, a plethora of cream units housing a built in Neff oven and microwave as well as an induction hob and space for additional appliances while still leaving plenty of room for a large table and chairs. The ground floor also includes a rear lobby and a modern shower room.

On the first floor there is a family bathroom and four double bedrooms with views across the surrounding countryside, including one that is currently designed and fitted out as an office and two with built in bedroom furniture.

There is a truly delightful rear garden backing onto countryside with a block paved terrace that spans the width of the property. It continues as a block paved pathway around the whole garden so you can stroll round and admire the many shrubs and plants that have been lovingly tended by the owner. There is a large modern shed, a greenhouse and a raised patio that is ideal for al fresco dining.

What the Owner says:
The house has been our family home for the past 35 years and it will be a real wrench to leave but I feel it is time to downsize and move nearer my children. Over the years we have been delighted to modernise the property with a new kitchen and the redesign of the garden. We also purchased the forge that is a separate property with its own deeds. We loved the history of it and there are many of the original tools still in the forge. However, there is the potential to convert it into accommodation subject to the necessary planning permissions and it would be ideal as a space for elderly relatives, adult children or even as a holiday let.

We originally bought the house because we wanted to be within easy reach of Newport but in a more rural environment. Although the property is in a small village, it is on a bus route and it is not far from Rookley with its co-op, pubs, post office and country park as well as local playing fields that play host to the Godshill cricket club and is home to the Rookley football club. The old Blackwater railway track is now a national cycle route and the Newclose County Cricket Club is nearby.
