2 bed Flat For Sale £575,000
Priory Avenue, Crouch End, London N8

Description
Tucked down a pretty road just north of Crouch End, this brand-new, two-bedroom conversion has its own west-facing roof terrace, plenty of charm, and easy access to green and social spaces alike.

Brickworks Says

Positively pristine, this two-bedroom flat with sunny roof terrace is ready for its very first owner. Newly converted from a single-family Edwardian house, it’s arranged over the top two floors, so it feels entirely private and self-contained. Designed with space and light in mind, the clever upside-down layout situates a skylit, open-plan kitchen/living room at the top with serene bedrooms and bathroom below and, in the centre, that remarkable roof terrace with chimney-grazing views over Ally Pally and beyond. From the gleaming kitchen to the crystalline windows to the fresh paint palette, everything is neat as a pin. Yet there’s plenty of period charm dotted about: Cast-iron fireplaces, creamy plasterwork, a delicate spindle staircase. With no detail overlooked and perfect equilibrium achieved, this flat is ready to begin a whole new life.

Off-the-charts walkability sets this home apart. Ally Pally and Priory Park are at either end of the road. Crouch End Broadway, Park Road and Hornsey High Street are strollable, too. Hornsey station is nearby, which puts the City within easy reach: Old Street and Moorgate are about 30 minutes from the door.

The Owners Say

The flat was designed with care to preserve the Edwardian atmosphere while modernising the space. We love the light and airy feel. Morning light fills the kitchen, and you can watch the sun set over the gardens from the living room or the roof terrace and enjoy the great view of Alexandra Palace.

We have lived in the area for eight years and love the parks and open spaces at either end of the road. Crouch End, with its great shops, cafes and restaurants, is an easy walk away. Muswell Hill Broadway is up the hill. But nearest is Hornsey, a great place to do household shopping and explore. And there is always the heated outdoor swimming pool at Park Road.

While there are people on the street who have lived here for many years, there are also young families and a mix of houses and flats. In the last few months, the neighbourhood has been wonderfully supportive.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D.

In the Borough of Haringey, the flat falls into Council Tax Band D (£1704.63).

The flat, one of only two in the building, is a new leasehold with 150 years remaining and ground rent of £100. There is no service charge, but the owners are responsible for one-third of the upkeep of the building.

The current owners have converted a single-family home into two units and are selling this one. As a new conversion, it has been completely remodelled and refitted throughout.
