Details Of The Site

The site has an area of about 630m2. The plot measures about 36.5m deep by about 19m at its widest points. The vehicular access is located to the North. The Western boundary is formed by a stock fence which has become overburdened by weeds and self-set trees. On the lower part of the site, the Southern boundary comprises of an existing 1.2m high stone wall that is hidden behind the dense vegetation. Separating the site garden of no.24 Langland Bay Road is a concrete path consisting of steep steps. The steps lead the majority of the way down the Eastern boundary of site. Large, mature trees grow in close proximity to these steps. Woodend Lane is located on the Northern side, the upper part of the site that is currently used as a parking area for no.24. They have a detailed knowledge of the site and are ideally placed to take it forward for new owners.

The development comprises a single residential detached dwelling with three double bedrooms. The design of the proposed dwelling has been laid out over four storeys and works with the natural levels of the site. The street level pavilion, with a parking area for two cars forming an upper terrace. Below this first terrace there are three levels that form the main spaces of the house. The more you descend into the dwelling the more private the building becomes. At external level the balustrade has been moved back as to restrict people access to the edge of the terraces. Level -1 is 3.4 meters below street level and this contains the kitchen, dining, studio, cloakroom and a utility room. Level -2 has the main living room and an en-suite bedroom. Finally, there are more two bedrooms and a bathroom on level -3.

The scheme is staggered and dropped down working with, not against the contours of the ground. This represents a natural response to the existing site levels, and the most logical strategy for fitting in with the immediate context. The dwelling has been designed with a choice of materials which aims to blend into the landscape. The eastern elevation comprises a retaining wall that will be faced with natural, locally sourced stone and horizontal timber. Each floor becomes a terrace on the three upper levels. The eaves of these concrete slabs will be covered with standing seam metal cladding (as dark grey zinc panels). An important feature is the vegetation included along the eaves on the front elevation. These hanging plants will help to reduce the amount of sunlight into the rooms, especially during the summer days, and will soft the rigid appearance of the horizontal lines, blending the building within the green background.
