“We moved to Ladymount in 2013 and have loved our time as custodians of this beautiful Edwardian home.

We enjoy being able to walk into town through the stunning University grounds (which feel like an extension of our garden) and along the river, taking us directly to the Quay. There is a pretty path to the rear of our garden which leads you to a Nature Reserve and then on to a creek and is super for dog walking. In the other direction we can walk and cycle through pretty villages within minutes or jump in the car to visit the local National Trust properties of Killerton and Knightshayes. Despite being so well-located, we appreciate the privacy and rural feel of being tucked away down a little track – no one knows the house is here!

With a large family, having spaces for grown-ups alongside a garden ideal for adventuring children is just perfect! The boys build dens, climb trees and pick wild strawberries whilst we enjoy the Gin & Tonic Terrace with views over the evergreen magnolia tree towards Exwick Hills. We’re frequently delighted by visits from deer and have a regular woodpecker who has made our garden his too! On a summer evening the sound of the sheep carries over the valley - you’d never know you were around a mile away from the city centre.

Step Inside

The arched front door and surround is a wonderful character feature and a talking point with visitors, it opens into the porch which is perfect for coats and shoes and has enough space to store logs for the wood burner. The hallway is an impressive room in its own right, with a lovely staircase and more hanging space. The ‘L’ shape hall runs along the back of the house, to the Kitchen breakfast room.

The sitting room is dual aspect, so it is lovely and light. The large bay window has a really nice, private outlook over the garden too, so the room has a calm, relaxing feel. The wood burner, with Minster stone surround is the main focal point of the room and is perfect for creating a cosy space on those dark winter nights.

The dining room is a great size too, with a large bay window to the front and an original fireplace. It is a wonderful formal dining room but could work equally well as a second sitting room, play room or ground floor bedroom.
