House For Sale £750,000
Ritchings Avenue, London E17

Description
A beautifully developed, unique and characterful three bedroom Victorian corner terrace. Arranged over three floors, the striking dimensions are artfully optimised to make the most of every inch of your 1400 square feet. You have twin bathrooms, a wealth of incidental space and private rear gardens.

You're located in the heart of Walthamstow here, just five minutes from the High Street and with Blackhorse Road tube, St James Street overground and Walthamstow Central station all within easy walking distance.

If you lived here

You'll be luxuriating amidst a wealth of innovative architecture, vintage styles and spaces blending seamlessly with the contemporary additions. Step into your double width hallway, a skylight set into the vaulted ceiling and blonde hardwood running underfoot, for an early taste of what to expect from this inventively stylish and spacious property.

On the left is your expansive utility space, currently in use as a home office and storage area but ideal for turning to all manner of purposes. Straight ahead is a handy spare WC, while turn right past the stairs for your front lounge. 130 square feet with a classic bay window, this is a fine hosting space, but it's far from your only one. Your open plan dining room/kitchen is larger still at 250 square feet, dual aspect and skylit.

The kitchen is especially striking, with royal blue cabinets under marbled counters and an extra wide stainless steel oven taking centre stage opposite an oversized Dublin sink with flawless white tiled splashback. The office, dining room and kitchen all lead out to your wraparound triangular gardens, intimately secluded, surrounded by mature screening greenery and with a mix of patio and Trulawn underfoot.

Upstairs and your first floor comprises two double bedrooms of 130 square feet apiece each finished in its own characterful style. The rear double has an en suite bathroom, immaculately tiled in pristine white and slate grey with walk in shower cubicle. Up the skylit stairs into the expertly realised loft conversion, for your final double bedroom and second bathroom, another striking en suite.

Outside, and you have so much that makes our beloved borough so special right at your fingertips, most notably our superb transport connections. Blackhorse Road tube is just a third of a mile on foot, for direct runs to Kings Cross (fifteen minutes) and Oxford Circus (twenty minutes) via the Victoria line. Plus we're practically at the top of the line here so you'll always get a seat. Heading to the City? St James Street overground is just a half mile on foot and will get you directly to Liverpool Street in twenty minutes.

What else?

- Walthamstow High Street, home to Europe's longest street market, a huge range of shops and supermarkets, the Empire Cinema entertainment complex and the Walthamstow Mall, is just five minutes walk.
- Current or prospective parents will be pleased to know you have twenty two primary/secondary schools less than a half mile away on foot. Five are deemed 'Outstanding' by Ofsted with the remainder rated 'Good'.

A word from the owners...

"We've loved living here and getting to know the local area over the years. It's been exciting to see Walthamstow and the Blackhorse Rd gain in popularity. We’re surrounded by green spaces with the Wetlands and Walthamstow Marshes just round the corner, Stoneydown Park less than a minute from the house, and only a short walk to Lloyd Park. We also have the convenience of the High St, the local breweries, Crate St James and other cafes and shops only 5/10 minutes walk away.

Transport is amazing with St James' and Blackhorse Road getting us everywhere we need to go, both only a 7-minute walk from the house. But, when you're surrounded by so much green – and on the doorstep of Epping Forest – why go to London?

The house is perfect for a young family. We open the doors downstairs and they crawl (run now) in and out of a quiet, secluded garden. We're lucky to be South and West facing so get lots of light throughout the day and into the long summers evenings."

With the side extension and the double garage, it really helps with buggies, bikes, scooters and, more recently, working from home. We're also based at the end of a closed road so there’s no through traffic and the kids play safely on the street.

We'll be very sad to leave this house after so many happy years, but it’s time for someone else to enjoy it as much as we have!"
