House For Sale £750,000
North Street, Drayton, Langport TA10

Description
Viewings commencing from Saturday 7th August 2021. If you love character and period charm, this traditional Somerset longhouse is believed to date from the 15th century and is a real hidden gem. It’s tucked away from view in a plot of just over a quarter of an acre, and yet sits in the heart of one of our most sought-after villages.

The Property
Nestled in the heart of the village but within a surprisingly generous plot, this charming cottage offers traditional yet flexible accommodation over two floors. Laid out as one may expect of a Somerset longhouse, it has a particularly versatile layout on the ground floor offering a good amount of space and still feeling cosy. The traditional cross passage hall has an attractive flagstone floor and elm panelling leading through to the kitchen at the rear. To either side of the hall there are medieval doorways opening to the reception rooms.

A step leads down to the formal dining room, with continuation of the flagstone floor, pretty window seat and inglenook fireplace (please note, the freestanding stove within is decorative only and not included in the sale). Conveniently the dining room also leads through to the kitchen.

The kitchen is attractively fitted with apple green country style units and has an open vaulted ceiling giving a great sense of space and light through a large high level sash window with brick quoins on the east side. The quartz worktops incorporate a Belfast style butler sink, and space and plumbing for your dishwasher. There is also space for an electric range cooker with cooker hood over, and to suit families or keen cooks there is ample room to fit a good size American style fridge freezer to one corner. To one side of the kitchen steps lead up to a higher level where a former larder cupboard has been converted to include space and plumbing for washing machine and condensing tumble dryer if you so wish. A back door leads onto the rear garden, ideal for eating al fresco.

There are two further reception rooms on the ground floor, both of which enjoy a southerly aspect and a pleasant outlook over the remarkably private front garden. From the hall, you enter an L-shaped sitting room which allows for a lovely cozy space or “snug” in front of the inglenook which then widens up into a separate area for your sofas and other furniture. Beyond this room is a further generous reception room, perfect as a separate sitting room for the children or family play room. This also has an inglenook fireplace with woodburning stove. Alternatively, if you wish to run a business from home this would make the perfect substantial home office with its separate stable door leading to the front garden.

At the rear of the cottage there are two lobby’s leading to two separate staircases to the first floor. Off the sitting room is a lobby with staircase to the east side of the cottage and additional downstairs shower-room. The suite includes a WC, shower cubicle with electric shower, wash hand basin and bidet. Tongue and groove panelling completes the period look.

The main staircase is surprisingly wide and as you may expect for a property of this age winds up to the first floor at the western end of the cottage. This opens into the main bedroom which is very much the epitome of a Somerset longhouse, with its cruck-beam roof showing in all its glory. This naturally gives excellent ceiling heights and to one side are a generous range of fitted wardrobes. Dual aspect windows have views of the garden and parish church.
Beyond this bedroom a door opens into an inner bedroom, currently used as a single room but with ample space to be used as a double room. Working particularly well for those with families, this inner bedroom would make an excellent child’s room or nursery, being adjacent to the largest bedroom. There is generous built-in storage under the eaves. In turn a further door leads through to another double bedroom which is also accessible from the second landing. This too has built-in under eaves storage including wardrobe space.

The second landing has a further latch door opening to a spacious family bathroom which can also act as an en suite to Bedroom 2. It is fitted with a heritage style suite including freestanding rolltop bath, bidet, pedestal wash hand basin and WC. To one side an airing cupboard houses the hot water cylinder and slatted shelving. A further door leads down a couple of steps to Bedroom 2. This is another impressive bedroom with vaulted ceiling, feature beams and a light and airy feel from its dual aspect windows.

Outside
The property sits in a plot of just over a quarter of an acre, with a surprisingly private lawned front garden that enjoys a southerly aspect. A pedestrian gate leads out to the lane and there’s a range of mature shrubs.

A pathway leads from the front garden around to the rear where a large lawned garden enjoys plenty of sunshine and a lovely outlook over the parish church to the west. The gardens wrap around the side and rear of the cottage, and have a range of shrub borders, and mature pollarded Willow trees.

There is a timber storage shed, and a workshop / store of timber construction (see agents note). A timber arbour is covered with a mature Wisteria and a gravel path leads along the side of the garden to the driveway at the side of the garden. The driveway provides parking and access to a prefabricated single garage.

To the side of the cottage is a corrugated store which currently houses the oil storage tank and oil-fired central heating boiler.

Agents Note
The property is Grade II Listed and is located in a conservation area.

Although there are sockets located in the workshop, there is not currently power connected.

Drayton is a small pretty village, located away from busy traffic and yet within easy reach of good road links. For a small village there appears to be a great sense of community with plenty of things going on, both in terms of clubs and societies at the village hall through to the annual fete, classic car meet and dog show.

The village pub The Drayton Crown, is very popular and offers food, drink and B&B facilities. The village is less than a mile from the larger village of Curry Rivel which also has a good range of village facilities including convenience store, the popular Firehouse country pub / restaurant, café, garage, primary school and parish church which stands next to a picturesque village green.

The small historic town of Langport lies around 2 miles to the east and benefits from independent stores, cafés, and a Tesco Supermarket as well as the convenience of a bank, doctors and dentist and veterinary surgery.

Alternatively, the pretty market town of Ilminster lies approximately 15 minutes’ drive to the south, and the county town of Taunton with its excellent motorway links and train station is around 25 minutes’ drive to the west.
