House For Sale £1,000,000
Wellington Road, London E11

Description
Over the years the current owners have used the breakfast area adjoining the kitchen as a playroom but it's also a wonderful space for entertaining, especially on summer evenings where it opens out into the garden for family barbecues. Also, the spacious bedroom with en-suite shower room on the second floor is very handy when you have friends and family come to visit, it is currently used as a mini gym but could equally be used as an office – giving the house great flexibility. The house has huge windows and high ceilings throughout which have been paired with warm wood flooring, which is bright and welcoming and a good place to come home to.

The ground floor comprises of a lounge and dining area, which again is great for entertaining, kitchen with white high gloss units, tiled flooring and wood countertops, adjoining a breakfast area with patio doors opening out to a private courtyard with specimen trees.

Wanstead is a suburban town, conveniently situated on the Central Line for getting into London, is close to Epping Forest and is in an ideal location for Wanstead Park. There is a wide range of facilities in and around Wanstead and was mentioned in the Sunday Times as being one of the most desirable places to live because of the strong community spirit, schools, eateries and transport links.

The town has an amazingly supportive community. The neighbours really look out for each other and do their best to support local businesses such as the monthly farmer's market on the High Street - a perfect place to pick up quality farm-fresh produce here. There is even a WhatsApp group for the area, exchanging local information and things for sale which keeps you connected with the people who live around you.

What the Owner says:
We were looking to move out of central London to a larger, family friendly home with more green spaces nearby and a village feel to it. Wanstead definitely ticked these boxes.

Location means everything to us - we love being able to walk to the high street which has a great selection of supermarkets, cafes and independent shops. There are some great pubs here - The Duke is our favourite and is quite literally around the corner from the house. They serve excellent Sunday roasts, live music, tap beers and every year they host an annual street party.

The playground is good for younger children and our older son takes lessons at the local tennis club. When the children aren't taking part in sports, we like nothing more than to visit the local park or walk to Epping Forest. That's the great thing about living here - it's a real bonus to have such open green spaces nearby.
