Why you'll like it:
Graham Avenue borders Withdean Park in Patcham, and at this westerly end of the road, it is particularly pretty being characterised by substantial homes set back behind mature trees and floral front gardens. This detached house is no exception as it is screened from the street by a graceful silver birch tree and has flowering climbers around the open front porch. It bears the archetypal features of the era with wide bay windows, hung tiles and a beamed gable, and upon entry you are welcomed into a grand entrance hall. Stained glass windows to the front and within the stairwell bring a lovely light into the space, and there is a deep cupboard for your coats alongside a ground floor WC. Original features can be found throughout the house to include internal doors, skirtings, dado rails and fireplaces, but much of the house has been modernised too. Engineered oak flooring runs throughout the ground floor for continuity; leading first into the peaceful living room to the front.

Beautifully bright, but also homely, this is a room for all seasons as you can cosy up by the open fire as the weather cools. There is ample space for comfortable furnishings, and it is perfectly peaceful. Next door, the second reception almost mirrors the first in size and shape but is referred to as the garden room as glazed French doors frame exquisite views of the outside. A limestone mantel surrounds a gas fire which adds atmosphere and warmth to cooler evenings, and with two main reception rooms, this layout is ideal for families with older children who like to have space of their own.

From the kitchen, the views of the garden only improve due to wide picture windows on two sides and another door allowing side access. This is convenient when dining alfresco on the patio, or for allowing a cool breeze into the room during the summer months. Within the kitchen area, the base units have been topped with solid oak which also forms a breakfast bar, while space has been left for a tall fridge freezer, a range cooker and a dishwasher (all may be negotiable with the sale). The utility room is spacious next door with room for two machines and a butler sink, adjoining this is a room that can be used as either an office or study with an en-suite bathroom which includes a shower.

Moving outside, it is hard to believe you are so close to the city. An array of textures and every shade of green you can imagine surrounds the garden within a huge variety of unusual trees. There are evergreens, palms and willows; a flowering cherry which blossoms early in spring and the mature trees of the park behind. They host a variety of wildlife and the scent of rosemary and bay fills the air. Sitting outside during the summer, you feel like you're in the middle of the countryside, and its wonderfully tranquil. Ever-changing with the seasons, this garden has been designed to give pleasure throughout the year, and it is practical too with a lawn for children to play and a useful shed hidden away for your garden furniture and tools.

Returning inside, a turning staircase takes you up to the galleried landing where four bedrooms reside, alongside the family bathroom. The master is particularly lovely with dual aspect windows and leafy views, while the other three bedrooms are equally pleasant with restful decoration and original period features. The smaller room is being used as a study but could house a small double bed if need be, and they all have easy access to the bathroom. This is a calming space with mosaic stone tiling and a shower over the white bath suite, and a tall heated rail is in place for your fluffy towels.

There is a large and undeveloped loft space which is ripe for conversion should you need even more space, but as it stands, this house has charm and character in abundance, and being so favourably located, it needs to be seen to be admired.

Agent's thoughts:
This is a beautiful home which you feel immediately welcome in. It is incredibly spacious and versatile, with several unique features, and the potential is there for further extension if desired.

Owner's secret

The garden is a joy at any time of year and it is particularly lovely when viewed from the master bedroom in the morning or from the garden room. The local community are very welcoming and while you feel like you're in the middle of the countryside here, you are actually really well-connected with great transport links at the bottom of the road."

This house also offers easy access to Preston Park Station, the A27 and A23, all with direct and fast links to the airports and London should you require them on a daily or weekly basis.
