2 bed Flat For Sale £635,000
Brooke Road, Stoke Newington, London N16

Description
This sunny maisonette on Brooke Road straddles Stoke Newington's Church Street and the Clapton scene. It has sash windows grand enough for star-gazing, stacks of personality and period character, while offering a split-level sense of space.

Brickworks Says

On the upper two floors of a handsome terrace, this classic two-bedroom maisonette has Victorian character and contemporary additions mingling harmoniously together.

It has been treated tenderly by its owners, with the restoration of sash windows and new wooden floorboards being added in recent years, while the bathroom refresh includes tiles sourced from Morocco. Other worthy mentions include an original fireplace in the living room, a 'contemplation nook with a view', and a utilitarian, yet beautiful butler's sink in the kitchen.

The flat is situated just a dog-walk away from Stoke Newington Common, and Hackney Marshes and Canals are comfortably near enough to explore. Nestled between the village vibe and shops of Church Street in Stoke Newington and the vibrant food scene and cool bars of Clapton, you have easy access to the best of both. The transport links are excellent too, with Rectory Road Station around the corner, and Stoke Newington and Clapton also nearby.

The Owners Say

It has been an absolute joy to live in this flat. We were searching for two years before we found it and so many other places seemed dark and dingy in comparison.

Being over three floors has been wonderful, like having a whole house. The kids virtually have their own quarter, and we reside peacefully in ours! We have been able to work from home without even being aware of each other, merely communing on the stairwell at midday to discuss lunch.

Our son goes to one of the best school's around –– Jubilee –– his lovely local football club meets on Hackney Downs, and the nearest cafe Bake Street on Evering Road, does the most sublime cakes and has won awards for its burgers.

Needless to say, we have no plans to leave the area and are hoping to get a place with an extra bedroom on the same road or an adjacent one.

Points To Consider

The EPC gives a current Energy Efficiency Rating: D and Environmental Impact Rating: D

The flat comes with a Share of Freehold. There is no service charge or ground rent. Works are done as-and-when and are organised with the co-freeholders.

In the Borough of Hackney, the flat falls into Council Tax Band C (£1,343.71 in 2020/21).

With nearly 95 square meters of internal space, the flat is appreciatively larger than many similar conversions we've come across in the area.

Green space abounds, with Stoke Newington Common, Hackney Downs, Clissold Park and Springfield Park all within walking distance.
