Heather Hall is a most impressive house, which is believed to have originally been built as a farmhouse in the 18th century and underwent many additions and transformations in the 19th century. For most of its history the Hall has been the seat of the Goode family, reputed to be the largest landowners in Heather at the time, before serving as a girls’ day and boarding school in the 1950’s and then as a popular riding school until 1989.

Being predominantly of red brick construction with some yellow brick additions, the Grade II Listed house has some fascinating architectural features of the gothic vernacular, including a number of octagonal turrets, lancet windows and an interesting folly, all believed to have been added in the 1860’s.

The Hall itself is an ongoing restoration project, which is transforming the interior, following decades of neglect, into a fabulous home, blending contemporary features with the original character of the house. Amongst others, planning consent was granted In November 2016 for the refurbishment of the basement (Ref. 16/01406/lb) to include a swimming pool room with jacuzzi and in February 2017 for an extension and alteration to the morning room (Ref: 17/00134/ful).

Adjacent to the Hall is an imposing Grade II Listed stable block, a large steel framed building and a newly constructed timber framed, four bay car port/garaging. A fascinating Lodge is situated at the head of the driveway. In all, the property extends to around 30.61 acres.

<b>Accommodation</b>
The accommodation is extensive. It is set to comprise, on the ground floor, a dining room, a large drawing room and an extensive live-in kitchen. Adjacent to the kitchen is an anteroom with wonderful wooden roof carvings and spider lantern, leading through to a WC, boot room and utility room. Adjacent to the Hall is a fascinating stable building, believed to have been constructed in around 1860 and being Grade II Listed in its own right. The projecting centrepiece has a wide arched entrance formerly used for coaches, with single storey blocks on either side with lancet windows. Further brick stable buildings adjoin to form a courtyard. To the south of the Hall is a large steel framed barn, formerly used as a riding school.

Adjacent to the stable block is a newly constructed oak framed, four bay car port/garaging with fast-charge electric points and three phase electricity.

<b>Hollybush Lodge</b>
Hollybush Lodge is the former lodge to Heather Hall. Again, the architecture, in the gothic vernacular, is fascinating. Of red brick construction with yellow brick dressings. There is a fine display of towers, turrets, pavilions, lancet windows and steep gables, together with a fishscale slate roof on the roadside elevation and an octagonal tower on the western elevation. In contrast to the original structure, flat roof extensions in recent years provide extensive additional living accommodation.

A lovely arched door with stained glass windows opens into the entrance hall having oak flooring, a beautiful stained glass window and a door through to the kitchen with breakfast bar and wood burner. An inner hallway leads through to a sitting room with double doors to the outside, a utility room and a bathroom. Also off the entrance hall is a bedroom which has an en suite shower room and a mezzanine. A short flight of stairs leads up to a bedroom which incorporates the tower structure and has lancet windows and decorative coving.

From the kitchen, stairs with display shelving and lighting lead down to the lower ground floor which has three double bedrooms, one of which could be utilised as a living room, and a bathroom.

Externally, Hollybush Lodge is approached via wrought iron gates on to a blocked paved driveway which leads to an extensive parking area for several vehicles. At the end of the driveway is a detached garage block which has two adjoining double garages. There are further storage sheds and lawned gardens.

<b>Gardens and Grounds</b>
Heather Hall is set back from the road having arched brick pillars at its entrance with automatic wrought iron double gates and a long tree-lined driveway which forks off to the left to the front of the Hall or continues to the garage block and stable building. The total area of former parkland and pasture extends to about 30.61 acres.

<b>Notes</b>
Restoration of the property is ongoing, but there will be no further major works carried out prior to sale. Aswell, the sellers are in dialogue with the local planning authority surrounding historical works completed at the Hall and it is expected that enforcement action will be dropped prior to a sale completing.
