“There are some interesting quirky historical features to the barn: The snug has the original cobble- lined well in the floor. It would have been for water for the cattle but now could make a striking feature or even be used as a wine well! Pre-wired, it awaits light fittings and a glass top. At present it has a cover matching the floorboards. The timbers supporting the staircase have George VI coins pressed into it, and some of the exposed brick in the snug and near the bi-folding doors show where farm workers have etched their initials in the 50s. In the kitchen, there are brick arches, once mangers, ideal for housing wine racks!”

“Outside, there is a Norman pond at the bottom of the land which fills up with rainwater in winter. It would have been for travellers’ horses to have a drink. And in the copse along the boundary there is a maidenhair tree or ginkgo biloba – also called a living fossil as they were known to have existed 350 million years ago!”

“The wildlife here is phenomenal. Although the perimeter is all rabbit-wired, we still see hedgehogs, muntjacs rearing their young, hares, and birds such as little owls, barn owls, buzzards, red kites, and crows which will keep the kites away from the chickens! We have regular visits from a Great Spotted Woodpecker on the bird feeder outside the kitchen window, which is a real delight”

“There are lovely walks round here with a number of footpaths and bridleways within five minutes of the barn – several people in the area have horses. It’s about a forty-minute walk off roads to the pub in Fulbeck, and just slightly longer to two more pubs in Caythorpe. Failing that, there’s always the bar at the bottom of the garden!”

Bees Barn is in a rural Lincolnshire location not far from the pretty village of Fulbeck which sits on the limestone escarpment running from the River Humber in the north to Grantham about 10 miles south (20 mins). Here, trains on the East Coast mainline take you into London Kings Cross in approximately one hour. It’s only 1.5 miles to the A17 with Sleaford about a 15-minute drive, Boston further towards the east coast, and King’s Lynn and Norfolk beyond. The A1 Great North Road is reached 7 miles away both at Newark to the west and Gonerby Moor south, providing excellent road links.

The centre of Newark-on-Trent with its castle on the river, is less than a 15-minute drive and has a Morrison’s, Asda and Waitrose, and where direct trains also take you to London (fast journey time around 80 mins) as well as Scotland. Lincoln with its castle and magnificent cathedral high on the hill, is a direct route north taking around half an hour.

Fulbeck has a church of St. Nicholas, and a renowned country pub with fine dining, The Hare & Hounds, in former stables to the Manor. There is also a social club, a play park, and a village hall. More facilities are available in the villages of Leadenham and Caythorpe, both just 5 minutes by car, both with primary schools. There is a farm shop, petrol station with Spar shop with a post office in Leadenham, and another Spar store and post office as well as a doctors’ surgery in Caythorpe.

The location is in a good area for education both at primary and secondary level. Five minutes in the car from Bees Barn takes you to villages with Ofsted rated Good primary schools: Caythorpe Primary and Leadenham Church of England Primary.

Grantham, about 10 miles away, has extremely highly regarded state grammar schools rated Outstanding by Ofsted: The King’s School (for boys) and Kesteven and Grantham Girls’ School, so too The Priory Ruskin Academy. Another popular secondary school is Walton Academy rated Good by Ofsted. Sleaford, 6 miles away, has three secondary schools, all of which were also rated Good at their latest Ofsted inspections: Carre’s Grammar School (for boys), Kesteven & Sleaford High School (for girls) and St. George’s Academy (a mixed, non-selective, secondary).
