The Old Infant School is a unique and attractive Grade II listed property located in the heart of Seaton, just a short walk from the town's shops, seafront and beach.
We believe this distinctive property was built by Captain Proby around 1840 and has since been a hive of activity in the town for its many uses. Its first and original use is described by the embossed inscription above the front Tudor style porch (Infant School 1840) where the property was used as an Infant School with one large open plan school room with the cottage next door (Number 11) being the master’s house. Following this, we understand the property was then used as the estate office for the local and famous Trevelyan family.
Number 15 was purchased by our vendors in 1997 and at that point was the wi hall for the locality. Planning and listed building consents were then obtained after purchasing to convert the property into a permanent residence. N.B There is also lapsed planning permission for a small extension to the first-floor gallery and over the rear lobby to create an en-suite to serve the gallery bedroom. This could be reinstated. (Plans available on request).
The property is entered via a very ornate Tudor arched porch with the inscription above, and with internal original seating either side with flagstone floor. Large, ornate arched oak panelled double doors open to a small entrance hall with exposed timbers and two cupboards. An internal ornate arch opens to what can only be described as the ‘wow’ factor of this property - a large open plan room with extremely high ceilings and impressive original fireplace at one end. Above the fireplace is an inscription plaque above reading ‘It is not the will of your father which is in the heaven that one of these little ones should perish’ alongside a coat of arms above. To the front of the property there are two large leaded light ovolo moulded stone mullion and transom windows with leaded panes and secondary double glazing fitted internally. At a high level on the other side of the room are two decorative stained-glass windows. Along the side of the room is a range of low-level shelving and cupboard units which run the length of the room providing ample storage. Part panelled walls with decorative exposed timbers and ornate picture rails add to the overall character of the room along with an open oak-framed gallery above one end of the room.
A door arch opens to an inner hallway with small window, exposed beams, cupboard and stairs rising to the gallery. Further door opens to the rear lobby with door to outside and cupboard housing the consumer unit. An open-door arch opens to the kitchen which is fitted out in a traditional way with freestanding units including a large dresser, cupboard and fitted base units with sink above and cupboard housing the Baxi gas central heating boiler which is only two years old. A door at the end of the kitchen leads into a fitted modern shower room with shower, WC and wash hand basin.
Stairs from the inner hall rise centrally to a raised gallery which has space for beds either side of the stairs with leaded light windows to front and rear. This gallery provides an added level of interest providing a perfect view over the entire living room, or original school hall with all its charm.
This property truly must be viewed internally to appreciate the grandeur and multiple character features within this rare historic property. Our current vendors have also dressed and furnished the property in keeping with its history and therefore would like to sell the property as seen, with all current furniture in situ (apart from personal items).

Outside:
A pedestrian gate from the pavement leads to a pathway to the front door with a pretty and mature front garden with a combination of flower and shrub beds and a pebbled seating area.
To the rear, there is a covered storm porch with external WC and wash basin alongside an external cupboard. There is a paved area directly behind the property with a couple of steps leading up to the pretty enclosed cottage garden which is mainly laid to lawn with a paved seating area, flower and shrub borders and a brick built covered seating area at the end of the garden with a storage shed. The garden is fully enclosed by natural stone walls (one with old grapevine) which affords a great deal of privacy to this delightful space
