Copplestone Cottage is a 17th century, Grade II Listed detached, 2/3 bedroomed cottage. Built of traditional construction with rendered colour washed exterior elevations, it’s the epitome of a chocolate box with its roof principally of ‘water reed’. A gem of its kind, the cottage carries a quiet, distinctive charm, and sits unspoilt in its wrap around gardens enjoying an elevated position, with fine views of the surrounding countryside. Carved into the hillside this quaint property previously was the Gamekeeper’s cottage belonging to Lord Clinton’s Estate.

Over the years it has been lovingly renovated yet retains many characterful features; some fine examples include exposed beams, an inglenook fireplace with a beehive oven, and window seats to the sitting room and dining room areas. There is a downstairs toilet with tiled shower room and a small study area. The kitchen has a cosy corner seated area for dining and is fitted with soft grey units under a white granite work surface and houses a rangemaster cooker, a large Belfast sink, and fully integrated fridge and dishwasher. From this room there is access through the stable door to the gardens.

Both the bedrooms upstairs are spacious, peaceful rooms with beautiful views of the garden. There is a good-sized bathroom between them. Scandinavian inspired - this room doubles to provide a fitted laundry at one end with its pull-out hideaway ironing board, washing machine, separate dryer and plenty of open shelving for towels and toiletries-whilst at the other end there is the toilet, glass wash bowl and claw slipper bath.

The property is run on oil fired central heating and the septic tank drainage system has been totally upgraded within the last few months.
Outside

On either side of the central cottage are 2 useful spaces. At one side is a highly useful workshop/store room. On the other side is the old stable, which has been converted to ‘Rosie’, a quirky self-contained bohemian style room with its vaulted ceiling, and raised sleeping area. This room has its own separate entrance and external toilet and shower facility. A useful appendage to the house with planning permission it could become linked with direct flow into the house-however the present owners finds its separateness has advantages.

With glamping becoming so popular these days, ‘Rosie’ could well become an Air bnb income opportunity for short stay holiday lets. The property is approached from the lane over a gravelled driveway which provides parking for several vehicles and gives access to an open car port. The gardens lie mainly to the rear and provide a huge amount of colour and interest with the changing seasons. There are several seating areas. Winding up to the top of the garden is a thatched gazebo (from the ‘Julian Christian’ collection) which has power lighting and heating- and is in the most tranquil of settings for entertaining, reading, home office and most of all for taking in full appreciation of the view.

It lies approximately 41/2 miles inland from the coast which is a World Heritage site known as the Jurassic Coast.
